Don't be a landlord, it seriously sucks!

My mom found a huge dead snake in a bag that they so kindly left behind!! It was a boa constrictor. Good thing we found it before the weather started to warm up....Arrrrrrr!!!!

Kind of makes you wonder if they killed the snake by suffocation or something. How horrible!

They worst thing we ever did was rent out our house after we moved into a bigger home. We did a credit check on the people & every thing was good. After 2 months they stopped paying rent. The court system is so screwed up. The tenants have all the rights. The court gives the renters time to find a new place without paying the landlord. They can file for more time needed & still not pay. They show the court the are trying to pay by giving the landlord $100. & get a dismissal for the eviction. Since we owned the house junk mail still went there in my husbands name & they cashed a check from a credit card co. in my husbands name for $5,000. which got collectors after us. We had to prove it was not his signature on the check after hiring a lawyer & ruining our credit they were finally arrested & went to jail for 3 years for forgery. That is how were got them out of the house, which they ruined. NEVER AGAIN. we sold it after that. It was not worth all the trouble.

My father owns two houses and three duplexes (spel?). He has a guy who is way behind in paying and hasn't moved out yet last I checked. I know that man is going through tough times and all, but I just hate for my father to go through that, not getting what he deserves, plus he pays the water bills in his rentals. My father, however, is a better man than me, for he doesn't let it get

like it does me, but he merely says that it's something you're going to go through as a landlord.

But what my father is dealing with isn't nearly as bad as what you are going through. I'm sorry you have to deal with things like that.

Oh yea, still there doing that....but when property values come back - I'm out!

We built a new home across the road from our property for my mother. Mom unfortunately died the day we were to move her in, so I ended up renting the place out. The house sits on 5 acres and we do all the property maintenance of brushing and mowing. I think we're good landlords.. We call our tenant in advance before we do work on the property, we take care of any problems - if they tell us about it that is, I'll even forgo a late charge - just call! We're even open to a tenant wanting to add something such as a pet to the lease.

I am careful, I have a walk through list that I do with the tenant - where they initial that everything is working, everything is in noted condition - inside and outside - all is backed in pictures that are date stamped. When they give notice I send them a notice asking if they want to set a walk through for any repairs they may need to make so they can get their entire deposit back.

All I can say is that no matter how good the references or credit...most renters will not treat your property with any respect. I know there are good renters out there, heck long ago I used to rent and I took care of the place....but I sure haven't found one for this home.

The first renter was a well respected business owner in our small town. Grease, mold and grime in all the grout. Toilet stains that made you gag, holes in the wall, cabinets battered... outside he ripped out a deck and all the plants at the house. And he was upset that I didn't give him his deposit back.

I'm on renter #2 and she is a loon case. Great credit and references, but she suffers from something mentally. I get daily calls from her because 'something strange is going on', 'someone is stealing from her', the repair person is trying to 'get their way with her', the propane guy was 'looking at the house trying to peep'... She'll ask you an off the wall question, ask five more unrelated off the wall questions right in a row then walk away before you can even remember what the first dang question was.

Aack!!

Having been a landlord, I am a good renter. The property we are on now looks 10 times better than it did when we moved in. The place was falling apart, now it is only semi-falling apart.

Well having been a property manager many years ago, I lived in an older building in Hollywood. The building changed hands several times while I lived there. It was finally bought by someone for renovation.

I used to have to patrol the halls at night with my German Shepherd due to a couple of tenants that would open the security doors and leave them open. When we were finally able to get them out I had to clean their old apartment. It was a two bedroom and these two grown men lived with their 84 year old mother.

What I found:

170 bottles of bootleg corn wiskey. (Made a great drain cleaner pouring it down the drain, really cleaned out the pipes!)

One wall in the living room had mold growing on it, and they had set their beds up in the living room. You could see where they never vacumned the carpet the dust was so thick. The carpet had rotted so that when I vacumned it came up in strips.

The kitchen and stove were so thick in grease and grime, I thought the wall color was yellow, instead of the lovely pastel green it actually was once I got through scrubbing.

The back bedroom was filed with trash and junk, up to the window sills, underneath all that was a couch, love seat, and chair and ottoman. I did manage to get a real nice set of metric and regular cresecent wrenches while cleaning up the trash.

The bathroom and shower stall and tub, were so disgusting. The walls were paneled halfway up with imported Italian Marble. All I can say I was glad I was wearing gloves when I washed those down.

ANd then there was the crazy lady on the top floor who dumpster dove and was constantly bringing stuff home. She had three cats and a dog, which she did take good care of her animals, but the cat smell was overwhelming from her apartment.

I have lived in my current house going on 5 years. I have slowly landscaped the front, uncovered and reset the brick walkway in the backyard, and am slowly cleaning, plastering, and restoring the inside of the house as well. I have a really great landlord. He and his wife know that I will take care of the property, that I pay my rent, and minor repairs I handle myself. I only call them if it is something that is beyond my capabilities or a major problem. They even reduced my rent this year, and my landlady loves chickens. She comes by just to see them, especially if I tell her I have some new fluff butts.

Of course this house is 109 years old, and needs major work done to it, but I do what I can.

My sister rented out her house. It was going to be pretty far away from where she lived and she really didn't want to do the landlord thing so she hired a rental agent.

Baaaaad move.

Tenant moved out and agency didn't get another tenant. So since it was empty they figured they didn't need to worry about it. They were getting paid still, but no one even showed the house or went to check on it.

The police finally called my sister. The house had become a crack house!!

The damage was stunning in its scope. Everything that could be torn out including pipes - was!

$70,000 worth of damage!!!

Five years to sue the agency for negligence.

Nope, I have friends who are landlords, but I wouldn't do it.

Ugh, hubby wanted me to get an agency, I said no. I use my office address for them to pay me.

Oh please, dont get me started. Let me just say that the 4 bedroom house next door that I own (thats much nicer than the log cabin I am living in) is empty. I will not rent it. I use one closet (its a really big closet) for my wine making closet. I use the garage for my wood working shop (bird houses, garden benches, silly stuff really) and the yard for my gardens. Tennants (except for yall of course

) suck.

41, single, empty house, gardens all day, whats wrong with me, huh?
