Just look at what I had to put up with each morning at the old place.. I really miss early mornings with Ranger.

Those are the two types of lilies I brought with me from the old place.. oh, and the pine cone lily.

Well, I bought the house (600 sq ft) in Sep 2013. Flood ins was $500 a year. April 30th we got 19 inches of rain in under 24 hours, and being between Lost River and Perdido River.. well you can imagine. 18 inches of river flowing through my house. Insurance kept going up yearly until it was over $2000 a year in 2018 and still rising. I couldn't afford the house payments after the next rise in ins premiums, so sold the house last year and moved here.
And that wasn't no lake, it was an inlet or small bay right off Perdido river. 100 feet from the house.

That's FEMA for you.. they were basing my premiums on all the times the house had flooded (2 major hurricanes and one flooding event) over the previous 10 years and previous owners. I made one claim, and they were bound and determined to collect back every cent ever paid out on the house.
