A will has to go through probate... through the court system. That's not free. Depending on the complexity, it can be much more expensive than a trust. There might be someone who will work with you, maybe accept installments.
 
I could always do a quit claims deed. dont need a lawyer for that. Just a noter.
Got to know how that will impact taxes. And can you really do that with a mortgage. Bank owns some of the house.
