Wow! Wish i could incubate now. I dont use our central heat in winter(cant afford it). We use gas fireplace to heat 2 bedrooms, den, bathroom& laundry room. Sometimes have to plug in electric heater. Cook mostly in crockpot in laundry room. Temps are way not consistant.

Up here, it's not the HOA's you have to watch out for, it's the CC&R's. Seriously, so many awesome homes on acreage (some with 40+ acres) had so many dumb restrictions. It was crazy just trying to find a house in the county that didn't have more restrictions than a place in town. Most of them you couldn't make more than a lawnmower level of noise and some the restrictions were even quieter.

My living room & dining rooms have cathedral ceilings& the stairs that go to upstairs bedrooms. Pulls heat up outta the kitchen too. We have a woodburning fireplace in there but not worth all the work of that for just the two of us.

just a quick note just got done with a 25 plus minute shower average temp 112 to 115* am now UBER relaxed. I used an air thermometer like to measure room temp not sure how accurate that is. ttfn

Well, I'll say it's on 20 acres and under $100k. The house is brand new, no paint on the walls or anything. That's why it's cheap I guess. BUT we know how to do stuff like that. And we're just day-dreaming.
