desperate need of the roof fixed first.

Hope that person who was going to check into some help for you can figure something out. I would almost bet that since you have lived there more than 10 years & if I remember correctly it was already on the property when you bought it. That the shingles are probably getting bad. They use lower grade materials when they build modulars. DD first home she bought was a modular & it was about 10-11 years old when her & her husband had to replace the roof. I'm praying I'm wrong for your sake.

Oh, she called, said she isnt allowed to do anything because of liability's. We put a roof on already. 3-D.

unfortunately we had a neighbor do it so no warranty

Unfortunately there isn't any way that hubs & I can come down this fall with your full house granny. Rod would gladly look to see where the roof is leaking & fix a small job like a few shingles missing or some black jacking a vent , but that would be all he could do.
