yes you do. Here, w/o a will DH would get half and the rest of it divided between grown children.
In calif your spouse gets it all if no will. If spouse dies with you then it goes to the children. Calif is a community property state. Even if your spouse isn’t on the deed they get it.
 
True, but probably not right away. It would go into probate first and could take many months before it gets distributed.
there is a living trust that sounds better to me. The house would go to him if we died but I could also revoke it til then

That's the same here, they call it marital property. We've been together for nearly 20 years, but not married. Both names are on everything, so the survivor of us still gets it all. A will makes sure the deceased's children get their share of the property so we keep talking about getting one. It's just stupid we haven't!
