Well, I am down four Hector sons. Danny was very happy to have them. He even saw Hector, said he was better than he'd seen in a very long time. Apparently, he'd lost his rooster in February and had been looking for another ever since. Danny is a long time breeder, not a neophyte.
 
I've had one knee replaced and need the other done. It does eliminate most of the pain, but it's still not the same as a real knee and has it's limitations, still worth it if you need it. Just don't plan on running marathons, or gardening on your knees anymore.

We really need that lift for times like this. I'm even thinking of adding to the house if we get the lift. I cannot find any properties in the tri state area suitable for the way we want to live in our price range. And moving is so awful. At least we know this house inside and out. Adding a bedroom with bath would tremendously up the value as well as make living here even better.

By the way, this is my neighbor's house for sale. He bought it 16 years ago this month, same as we did ours. His is still only 2 bd, 2 ba, but has an extra half bath and small mud room off the kitchen when you come in the back door. I've been in his numerous times when his mother was alive. Sweet lady, passed away a few years ago in her mid-90's. He has no basement. We have about 800 sf in our partially finished basement. Our 2nd bath is down there. His is off the 2nd bedroom which is in a loft so also, not on his main floor. Open concept just like ours. We have a soapstone wood stove we added to our fireplace, his is still a fireplace, less efficient. He has a garage. We have our outbuildings, including the steel 20x24 barn. He has 3 more acres than we do, however, most of it is grass and the back end of it is swampy.

I rather doubt his square footage, having been in it, just can't believe it's almost double the size of mine on the main floor, which is 1088 on the main floor plus our 800 sf in the basement and our strand up crawl is about 10' wide and the entire length of the house, tons of dry storage.

If his is really worth right at 300K, then mine is certainly worth 200K. It was taken down to the studs after the fire, all new kitchen and, well, everything in the kitchen and greatroom, plus the entire porch roof raised up and rebuilt with hurricane strapping, new roof, etc.

Wow that's a nice place. I would put the needed work into your house if that's where you want to stay. If you are like me there's no place like home, and home is our current place. I can't imagine living anywhere else.

It's the only place that ever felt like home to either of us. If we added on, at least if we decided to sell in the future, a 3 bd, 2 ba house would sell better and for a ton more than ours would now. I'm a bit worried about who will buy Mark's house, though. I hope it's not like the folks who buy next to a dairy farm then complain about the smell, LOL. I do have roosters and probably always will. And, I also hope they don't let dogs run loose.
 
That's a nice place, but looks overpriced compared to the comps they list. Of course it's only the asking price.

I think they puffed up the price a bit for what it is. Comps are hard here in this 2nd home market. Several teensy cabins have sold in my subdivision and I mean tiny...500 and 700 sf. That lowers the overall prices, but they don't compare at all to my house or Mark's house. There is a 4000 sf cabin on 20 acres here, too, so nothing you can use as a real yardstick.
 
Here in this part of Florida, the price would not be considered puffed up, due to the amount of property. A piece of property that size here, without the home would go for that much easily. Florida has become very overcrowded in this area, and property prices have gone insane. That's why I was so happy, when we were blessed with this place for the price we paid. The reason we didn't get place further in the country was because Dh is not retired yet, so it had to be close enough to his job. I grew up in this area, and it was considered the boonies. Property was very reasonable. Had someone told me growing up that this area would grow up the way it has, I would have said they were crazy.

Location makes a huge difference. In some parts of the country, my house would sell for 3/4 mil. I have, after disposing of the bottom lot, only 3.6 ac but that is humongous in some parts of the country. Tom and I think that one day it may become illegal to own this much land because of our expanding population of poor flooding into the country. That is why I hate to have less acreage, that and privacy concerns.

As far as Mark's house, it is maybe a tad overpriced, but truly, maybe by $20K. I hope it sells for that much, I really do. It will offset those tiny cabins that sold recently and will help me if we sell ours. But, a 750 sf cabin down from Mark sold for $125K. And a couple houses down from there, Donna's cabin (daughter of the elderly woman across from me) sold for $60K-it was only about 500 sf and had 3 ac. Donna passed away a couple of years ago so it was an estate, something you don't use in comparables as a realtor, though I'm not sure these folks around here make concessions for that. They should. Stress sales should never count. My own was an estate, appraised for 14K higher than we got it for at the time. Then, the bubble burst six years later, then the market came back...and back... and back. We have so many million dollar homes in my town, it's crazy. Two new listings at that price in the last week. One has 79 ac and has been in one family for generations. The other has 3 acres , big house with endless views. Such a diverse selection here in my town and county, I'd hate to work real estate here.
