Yeah, 30x40 is good for 12 chickens if you go by the rule. I hate rules but I would not put more than 15-18 chickens in it. As for 30x84 feet. It might work or it may not. I don't know what breeds you are planning on putting in the run. It very well may work out well. Just watch for hens fighting. If one draws blood the rest of the hens have been known to attack or peck the bloody spot. In the end you have a dead chicken.

Chicken living to close together creates infighting. Just watch for it.
