but if you looky here... the red colored area is the flood warning zone.

It’s amazing!! Libby used to be the “bad” child (she was never really that bad though lol) but now she’s so good and teaches every dog that comes through. Amazing how fast they learn manners and things like sitting and waiting at doors, etc. just by watching the pack she is also amazing with puppies! So gentle and patient. she’s an angel now lol

And I’m sure he will be! you totally deserve that Golden!

Insurance companies don't cover flooding. The risk is too much for them. The US govt. sells flood insurance just because some people really need it. It's expensive though, and I don't think they sell it except in designated areas. They're basically subsidizing the cost and even so it's pricey. Your mortgage provider will require it if you're in a high risk flood area.
