looking for a state with cheap housing and farmland

1.7 million, is that after taxes? If your smart you will make sure that you first put aside enough money so you can pay all of your mandatory bills with the interest. Once that done your will know what your land budget is.

Many people that win lotteries or get inheritances, end up worse off because, they don't take into account all taxes needed to be paid, and the maintenance of the things they purchase.

I wish you luck and hope this money brings you happiness, money can bring happiness, if managed properly.

Arkansas , had land that is not expensive when compared to most of the US. One of Arkansas biggest benefit to land owners is low taxes, which means, long term lower financial mainentance on the property you buy. However, utilities and some of the other cost of living expenses, seem to be a little higher than surrounding states.

A good friend of mine purchased a house a little over a year ago on an acre in Missouri for $26,000....then they purchased an old building next to it for $4,000 and they turned that into an auction house and are making money hand over fist. I visited them and really liked the state, very pretty with rolling hills and nice people...I'd consider moving there if it weren't so far from the ocean.
 
Here's another pitch for Louisiana,lol. If you own only one piece of property & it's worth under 75,000 you can claim homestead exemption (sp?)
So you do not have to pay property taxes. My family were discussing that the other day.
Our home falls under, I don't know any more about it, thought I would mention it.

Louisiana could use the investments you would make money-wise and hopefully agricultural -wise, that sounds like a smart move....course, that is if NC is not your choice, lol!
 
Well I will be in NC saturday looking everywhere. I been to winston salem area already. I am going to look at a few more houses in kenansville as well. I have a few more towns to look at before I make the decision

I plan on waiting til i am sure. I have a realtor in TN.....in the 'around Nashville' area. He has send me some great properties. I'll email them to you just in case you might be interested.....some of them were WOW!!!! and good prices too.
