Are properties still selling for over way listing price? We still get snail mail from realtors wanting to buy our house or land.

Some of the letters make it sound like it's Joe Realtor, but I'm guessing it's a corporation looking to buy up land and "develop" it.

The "new kids on the road" paid $60K over list a year ago, and there was an offer of $150K over, but the buyer couldn't line up the loan.
 
I get a lot of snail mail wanting my 40. It is always ridiculously low - about a third of market value as best I can tell from comps, realtors, and networking.

My sister built a spec house in a small subdivision outside of town. Nearly zero interest. Well, one person came to an open house and no contacts besides that.

My brother has a farm for sale. Nearly zero interest. One person called with a few questions.

Both are for sale conventionally - meaning listed with realtors and such. Both are good properties; no big issues or anything, fairly standard for their categories.

My brother heard anything under a certain price is sold in a heartbeat. Everything over that isn't moving at all. I don't know what that price is though.
 
Interesting. When we bought our house 30 years ago, it had sat empty for a year. When the house next door sold about 10 years ago, same thing.

The house the new kids bought last year had offers as soon as it listed. The owner could afford to be picky and wait. (He's retired, in his 70s.) He told us he wanted to make sure there was no issue with a buyer backing out, as once he moved out, he was done.

So far, the new kids have done well back here, and fit in. Everybody out here is nice, considerate, willing to help each other.
 
I'm tired. I have the house and garage ready to list.

I made a mistake. One of the blinds slips a little on oe side. I took it down to take to home depot for either repair materials or replacement.

They don't support blinds with strings anymore - no repair materials for them and they don't sell them any more.

Now I can't get it to go back on the bracket.

I brought home a replacement. I'm afraid to try to put it up. I would have to take the current brackets off, drill new holes because the two screws are horizontal instead of verticle... the odds of me getting it all straight and in the right place seem unlikely. And it messes up our awsome paint job.

And then it won't match the other window (the pair make the "front window").

I could try to move the blind from the bedroom (same size window and probably the blinds were bought at the same time and are the same). But then I risk having two messes instead of one.

My head hurts.

The blind works pretty well if one is careful and finesses it. It just doesn't work well if one yanks on it nilly willy. Like to test that things work in a house one is thinking about buying.

It may actually work better than tbat - I saw the strings were crossed where it goes over the brake thingy. If that was the problem, it is fixed. If I can get it back up without breaking the plastic bracket.
 
Yippee!!! It did go back on without breaking anything!! It was difficult and unpleasant because I didn't understand how it was supposed to work and the people who installed them fudged the clearance to get it on a flat part of the window frame. It would be easy (well, easyish) if I ever did it again.

Also, I fixed the problem; no need to finess anymore. The strings were crossed over the brake thingy. And the knots had slipped. It works very well now

Big sigh.

Yes, everything about buying and selling is stressful!
 
Interest rates are still high but coming down. House sales are way down compared to a year ago, a combination of very few houses on the market and high interest rates. It may take 5 or 6 years for the housing market to recover from that double whammy.
 
Anyone going to the Fowl Fest poultry show in Chesaning October 12th? I don't show, but it's fun to see the birds and talk to people there! Let's meet up if any of you are going!

And I could bring those pullets there, @chickflick , or we can meet somewhere closer to Dimondale instead. Yesterday we got our first green pullet egg, I think from one of our bantam EEs, but could be from one of the standard EEs, not sure. It's cute!
