Need opinions from Landlords and Tenants - SORRY LONGWINDED

If they are still complaining about the stove, make an appointment to go over and see what is going on. That
1) allows you to visually look over the interior for damage;
2) verify for yourself that the stove is working properly, and ensure that they are using it properly or teach them how to use it, if they are not.

I would be very surprised if a working stove were not legally required, and even though you have two verifications that it is working, f they still say it is not, you will have direct proof that you verified its condition yourself, and provided them with instructions on proper use.
 
I'd keep them. Are they destroying the house? Are the cats peeing everywhere??
If not... why not keep them?
So they complain?? OOh well... the water softener isnt included in the rental agreement, is it? I wouldnt even worry about it.

You may get a rude shock with the next tenants..
Also about the stove, i dont blame them. They are paying rent for a place with a stove included... it should work properly..period.
Also, you cant really complain about the animals..you AGREED to let them stay (after finding out about the 5 cats..).... and also took the money for the pet deposit...

Soo... if they are lazy.,... you may have a destroyed house on your hands.
Go look at it! Then make your decision!

I would consider renewing, but maybe for a shorter time.

We had nothing but old drop in gas stoves, we buy a lower price free standing range to replace them. You can use the metal corner bead to cover the edge of the counter top and just not worry about it being a bit deeper than the old drop in. And yes that might mean that they have to open the oven door to open certain drawers.

The new ranges run in the mid $400's (skip the super cheap ones as they just don't seem to last)

On the other hand, those 5 cats might be 15 by now and you can plan on replacing carpet and having the vents cleaned when they move out.

I have to admit, they were our first tenants and I really didn't take it as slow as I should have. No, the pet fee was not negotiated for all those pets, only the four we were originally told about. It was stupid, I know. I was trying to find a balance between being nice and being professional. Unfortunately, I took it too nice.

They added on pets after the fee?

Then, if you do keep them, time to add in those pets to the fees! What our landlord did was had a set fee, that increased with each large pet. Things like the rats he didn't charge us for, since they were caged animals.

I've seen it also where a new combined rate is calculated each time a pet is added. Some also have pet deposits that you get back if your pets don't cause any damage to the house, or you get back what the landlords don't need to use for pet-caused repairs. Just depends what you decide. We still had to ask permission to add in each new pet we got too, so make sure that is in any new contract you draw up along with the fee specifics.​
