run size?

I plan on my run being @ 20x40 with @ 8-12 bird is this going to be big enough for them to free range all summer? I don't want to have to build 2 runs.

At 12 chickens you are allowing 66 square feet per chicken. That is certainly above the minimum recommended of 10 square feet per bird. if you want to have good grass for them constantly, you might want to section off the run with fencing and gates so that they have 2 or 3 runs. This way you can rotate the runs and give time for the grass to regenerate in each.
