Hello and welcome to BYC! Glad you joined.
You are going to want to about triple the size of your run if you want happy birds. The area that run provides just isn't large enough. I would also sanitize the inside of the coop as well as you can. You can brood the chicks in there if you have easy access to electricity for a brooder plate or setting up a momma heating pad.

Thanks for the reply. We live on an acre. Is letting them free range a few hours a day not enough or should I reduce my chick order to 3? We could also enclose this space but without a roof.
