Thinking about letting my house go *update post 39*

Don't think of it as throwing money away. You will be spending $1000/month to get out of a bad situation without stains on your credit history. This is worth every penny. I would list it for at least $5000 more than your payment for the scenario you present. That still makes it over $15000 cheaper than the house down the street. I don't think I would initially offer the carpet allowance; I would save it for a negotiating tool.

The Click-it thing sounds like a good way to go. You might also post it on craigslist.
 
Well reality in this market is that I most likely will not be able to sell it by December. The only homes selling in my area are under $100,000 So it is throwing money away if come December I just need to turn it over to them.
 
Try talking to your bank. Tell them your situation and ask them if they would consider a short sale. That is when they will take less than what is owed on it to get the monkey off both of your backs so to speak. If you think its worth say, $110,000 in the present condition (Not saying it is, just using this as an example) and you get an offer of $90,000 and the bank says OK, which might be exactly what they will say, because foreclosures are taking over this nation, they will make back some of their money and you will be good for a $1000 a month, which will be a blessing if you are going ot be a stay at home mom . . . .it will hurt your credit, but not nearly as bad as letting it go into foreclosure, which honestly can take up to 18 months if not longer and follow you for a long time as far as credit. Is it in your name only, or did you have it before you got married? If so, and i think I am right, it will only affect your credit, so your DH can buy whatever you might need before its call cleared up. I deal with clients all the time that has one with bad credit, so we just "sell" the house to the one with good credit, because he can always quick claim deed it to the other person later on down the road. You always want to price a bit higher to start so you have room to deal....you never know if someone wants it bad enough they might pay a bit more for whatever reason. Please don't sell for so low to start. I would contact an agent I would go with remax or windermere not century thats me though. You should not have to pay to put your house on the market the company that lists it for you will get a percentage of the sale when and only if it sells in most cases. Check on other companies to list through.

Make sure you have a non-performance clasue in the cotract, and as short a listing period as possible; 3 months is probably a good anount of time. And offer a bonus if he/she sells it for full price in 30-45 days or less.
 
i would call at least 3 realtor in your area and they can give u a good price range. also i would start with a higher price 130 and u will have a opportunity to bargain with the buyer.if u dont get your price u could bargin with less than land and the house to paid off your bills
