After DH and I got married, I decided to rent my place out. I got totally hosed. I rented it to a man who had just gotten divorced. The first 10 months or so went fine, but then he started paying later and later and less and less, always with an excuse that more was to come as soon as he closed some deal at work or his divorce settlement came or whatever. Then for 2 months I did not get a payment at all. He called and said on was coming, but it never came. I knocked on the door multiple times, no answer. I put a notice on the door that I was going to enter the premesis. When I went in all of his furniture was there, the fridge and cabinets were full of food, but he had no clothes there, no toothbrush , no personal stuff, nothing. Just a bunch of cheap (but clean) furniture. Even worse, one of the bedrooms had been painted BRIGHT PINK, Neon! When he painted he had mixed the paint on the kitchen counter and dripped it all over the hall, stair and bedroom carpet. My carpet was off-white with pink splashes that would not come out. I don't think the guy owned a vacuum either. The house was only 4 years old, but I had to completely re-carpet the place. I called an attorney to find out if I could just call a charity to remove his stuff. I couldn't. I had to put it in storage for a month or so and place adds in the paper to try and contact him to let him know where his stuff was. I was 7 months pregnant at the time, so I had to hire someone to remove everything. He had a waterbed upstairs that no one could figure out how he fit it through the doorway. It had to be drained and cut into sections to be removed. Everything else I had to pay to store. I never heard from the guy. The person who owned the storage place took pity on me. when I went to go rent a truck from him to take all the stuff to the goodwill, he told me that if I would donate it all to his church that he would handle cleaning the place out and he'd return a couple weeks rent. The next couple I rented the place to were super nice, always paid their rent on time, and stayed there for a few years until the husband, who was only in his mid 20's,got cancer. They moved to be closer to where he was getting treatment. They burnned so many candles all the time that the walls were coated with wax! I had to have the place seal coated and painted. I had been in their place a few times while they were living there, and they always had 30 or more candles burning, huge platters of candles on nearly every flat surface. I always wondered if all that wax had anything to do with the cancer. I felt so terrible for the couple. I couldn't charge them for the damage. I don't make a very good landlord, so I sold the place after that. At least I made $60,000 on the sale; not too shabby. I owned it for 9 years.
i have been renting it for about 4 years and have had really great tenants, BUT I always have run back ground checks, got good references.. blah blah blah.. I HATE doing that--listing it, meeting people, etc etc. I got lazy on this last couple and did not run a check, they had one reference--her mom. It is totally my fault I am having this issue. I hired a management company who is working with their eviction people. I have with much relief stepped out of the picture. It costs, but I just can't do it, I am not mean enough.
I heard about a guy that had someone squatting in this shed out back of his property, and he couldn't evict him either, so he burned the shed down. Similar to the moat. What is with our system that we can't even take care of our own properties?? jeeze. So frustrating.
Ogress, I would SO sell this place, because it is pure stress trying to hang onto it, but I just can't right now.
