I have not read the whole thread but do you know any women your sons age who would pose as his girlfriend and that they are now living "together" in the home and she is awaiting his return. Stick a ring on her finger and claim she's his fiance! Write a mock lease for both of them. Viola, the house is no longer unoccupied!

ETA; I know several military men here who have homes and all of them have roomates who care for the house while they are away, perhaps it's something to think about!

do you have a friend or family member you could "rent" the house too till your son comes home. There are houses around here 5x worse than that where people do live. maybe one of the neighbors has a bug up their but. Looks great to me.

It sounds hopeful, but just to be safe, I would keep making efforts to get the documents from them. I would not want to waste precious time believing things were going to be alright. They might be. That would certainly be wonderful. I would just cover my back, IMHO.
