Why is it so hard to find cheap land with no neighbors??

we found our place here in illinois on the internet!! We have 6 acres and got our place for under $70,000 with the house on it! You never know what you will find online!!!! I think it was just searching realtors online... or something like that.
 
Rural North Texas.
We own 8 acres with native large trees and a nice 4 bedroom home all for less than 20 grand at purchase. Thinking of buying 10 acres behind us for approx 3-4 grand. Water wells here are at approx 80 ft with great water flow per gallon output.
 
Be sure you check out what the zoning laws are where ever you decide to buy. In my area unless it's an existing farmstead you have to have 40 acres to build a house in unincorporated areas of the county.
 
average home price where I live is 3.5 million, and thats with some low price homes dragging the average down. Needless to say I dont own....however it is pleasurable.

Lots of land around here in North FLorida. Theres 10, 20 30 acre plots for sale all around us. There are a few neighbors now (not so 11 years ago) but they are spread out as most plots are 5 or more acres. Its really rural here. We are 17 miles out of town and our land backs up to the wildlife management area. The only thing between it and us is a fire road. We are in Taylor county and its a big county only about 18,000 people spread out in it.

It took us awhile to find the right place that we wanted for cheap. To make us a place to retire and be our home. Then it is still a work in progress.
Just be sure that when you do improvements that you do them good but over a period of time so your taxes stay tolerable, otherwise you'll be forced to bend over...

As stated, check the zoning laws, but if you purchase county land that is outside of city (incorportated) here in Texas (rural) you are not subject to, or should I say, If you contribute to the tax base more each year with improvements then you have more say in zoning, etc...

The folks we bought our farm from financed at 6.25 percent simple interest on a 10 year plan.
We paid it off last March.

The farm is 80 acres, some tillable, more of the pasture could be turned to crops, but I like it as is.
We have a house, barn, grain bins, and then some.
In the process of moving down there. I'm really looking forward to it.
We also bought 20 acres of timber a few years back.
Keep looking, you'll find it.
