Why is it so hard to find cheap land with no neighbors??

Well, you won't find it in Georgia, that's for sure. Prices have come down, but you still have to pay at least $15K/acre, even in the less populated mtns. Actually, to be up on a mtn, you'd have to pay much, much more than that for a 1/2 acre.

I've
seen really great prices in TN and VA and West Virginia...

This is one of my favorite websites!! On the left hand side, you'll see a "Map Search" link and be able to pick the state, and county that you're interested in. You can filter your search by price as well as acreage. Good luck!! We're searching the TX Hill Country, and it's extremely difficult to find affordable land there.
 
There is allot of land in waynesboro,tn and a few big tracts in trenton,ga I saw. Dh will not move to GA- something about gun laws and they also have laws for dog breeders that I hear is annoying.
 
To answer your original question, the reason you can't find cheap land with no neighbors is because of OVERPOPULATION.
