Why is it so hard to find cheap land with no neighbors??

You can still get property in NW Arkansas for less than 1500/acre. You will definitely not have neighbors close by, but the views are gorgeous!

We paid $1200/acre nearly four years ago, but you can still find a lot for less than $2000/acre.
 
To answer your original question, the reason you can't find cheap land with no neighbors is because of OVERPOPULATION.

Not exactly. Do you have any idea how much land the federal gvnmt owns? Nevada...70%? New Mexico close to 50%? How much land was recently gobbled up in "open space initiatives"?​

what's that? I thought a good portion of new mexico was reservation land?

Reservations, parks, open space, military installations...buffer zones AROUND the parks... it all adds up and means less land available for citizens which drives up the cost of land.
 
Every time DF and I drive around town and see condos stacked on top of each other, we shudder and imagine how cruddy that would be. Then I say, "Well, the more people who are willing to live in high-density areas, the more available land for people who want to live on a large plot".

So hug the apartment & city dwellers (I live in a teensy city lot). We make it possible for people to live on acreage.

I went and looked at a few places today that were advertised rural country living. They were anything but rural- it was country subdivisions. Sure there was land all around but all the houses were on top of each other.

I have figured out that in AL it is cheaper to buy land with a house on it than to buy just land. Dh wants to stay within 5 hrs of our current location so we could go back and forth when we wanted to- AL,TN,MO,AR are area he seems to like. Hes a duck hunter if that puts the area into perspective

we looked for over a YEAR! there is a stupid real estate co here that buys up the big farms at auction then sells the lots in 5, 10, and 15 acre properties then they put DEED RESTRICTIONS on them like "no hogs" or "no chickens" or "1 chicken per acre" and other stupid stuff like that... in the middle of amish country over an hour from the city!! and no you cant get the restrictions off the property! very frustrating!

anyway we looked and looked and finally found a property without any restrictions on the deed.. and we still have neighbors.
 
Parts of Kentucky are very rural. You can buy some cheap land in eastern Kentucky, if you really want to be secluded and tucked back into the mountains. Just don't count on getting out much if it's a bad winter!
