Any plumbers out there?

I too would charge my tenant for that. It should be specified in your rental agreement that they pay for cost incurred through misuse or neglect. You could also subtract it from their security deposit.

I probably would have had a go at it myself with a snake first. After having rental properties for a while I've learned to fix a lot of stuff myself.

If you do pay that bill yourself, make sure you save the receipt for tax time.

I checked the rental agreement and you are right. It is in there that she would be responsible for that. So I guess I will cover this once, but the next one is on her! She has been a great tennant. Her rent is always on time and we hardly hear from her. She takes care of the yard also. Her Uncle lives in town and takes care of the little things for her so I don't have to go to town. I guess he did try his snake and couldn't get it dislodged. I know years ago when my sisters kids were little they were always flushing things down her toliet. Finally the owner of the apartment biulding started charging her, and you know what?! She found a way to make them stop!!

Thanks everyone for your help! You guys(and gals) are the best!!

I think covering it this once sounds good, while making very clear that the next one's on them. In fact, we once had a tenant's toddler shove a washcloth down the bathtub drain, and you wouldnt believe how far down the kid got the washcloth to go!

If you charge for this one, you will look mean, and we have found after years and years of tenants that a good relationship is worth its weight in gold. But still make it very clear for future that being kind will not mean they should take advantage.

Evidently we should all be plumbers. Anyone on this board make more than they do, hourly. I know they work hard, but its interesting work and if you dont have too high a grossout threshhold, I'd say its the career to get!

best.
