I rang around every where local and the cheapest I can get a element installed in it is $150 thats way better than replacing the whole thing. I'm just hoping that it is the element. Fingers crossed

Does anyone do the monthly water heater tank flushes every month or so? Our instructions for the new tank say so - but I haven't yet. My bad. It is supposed to make the heating element last longer. The valve is stuck, I'm afraid to force it or it'll break off. The hardware shop says, sure, they'll break off but are easy to replace - just make sure the water has cooled off first. Sure, ok, fine.
this is our third tank in 20 years; the last one didn't last so long. Guess I should put it on the "to do" list; which means I'll get to it in about 20 years.

Don't hot water systems suck grrr Yeah that valve is ment to be easy to operate so if its stuck it does need replacing cause Mine says it can spurt hotwater out of the valve if pressure isn't releasing from it and could burn someone (not that people stand next to hot water systems regularly lol) Hope you can fix it yourself and save some money.
On another note WE HAVE HOT WATER WOOHOOO!!!!! got up this morning and it was the first thing I did was check the hot water and yep its there, amazing how you miss it so much, no more boiling the kettle to wash up and trying to bath my son in the sink(He's six he bearly fits)and no more standing in the cold bathroom trying to wash out of a bucket. I love hot water but not the hot water heater lol.
