Can it work?

I don't understand why a portable building adds tax value to property in TN.

From what I've heard, it won't add to the tax value, but We'll be able to save a few bucks by combining the 2 lots into one tax.

Yes u can make it work ur idea is a great one..I live in Tn and what I did was for the winter I put a heat light or just a reg light inside the coop, you can get a timed light or whatever you like..Chickens rent to not lay much in thewinter bc of the hours of daylight but with a light they will continue to lay during winter

Where in Tn are you? We are in a town called Crossville, right under Cookevlle.
 
@HenOnAJuneBug I don't think that qualifies as a "portable" shed.
My plastic one does but if it was made of wood, even on blocks, makes it a shed and part of property.
Course every town/county/state has their own odd laws.
We still have Blue laws ont he books. like "you can't bring your long gun into church on Sunday's" :rolleyes:

I imagine MA law is quite different than TN law. I've never heard of a movable shed adding tax value to property. If it can be moved it's not part of the property. That's why land with a mobile homes is taxed as land, and the MH is taxed separately. That was my experience in NC.

It doesn't if it's only 100 square feet and ACTUALLY portable here... meaning no foundation in the ground.

But my pole barn with post in the ground is 100% part of my property value.

Awesome you were able to pay cash! That's where you could have save $ on taxes because the value is what you paid for the first year or so. Then it changes when they reassess as they do whenever the housing market changes. So the lower the price the less tax you pay.

Anyways, I hope you will update so I can know the true facts (in your area).

To me unless you call the tax assessor your baking up the wrong tree because they WILL have the final say.

Good luck! It's a lot of work but so exciting and worth it to do this kind of stuff. :)

Because, for some reason, if the 2 lots are combined to a single lot, the taxes are combined from the 2, and I'm told that they will be cheaper than paying for both of them separately.

My wife knows more about the whole thing than I do, and she is the one that talks to 'the people in charge' of that kind of stuff.

For my extended shed/ coop, I will have 4x4 posts in the ground, so it should be added as a permanent structure. Another thing I'm doing is making the human door to the coop on the back wall of the shed, along with possibly putting the nest boxes in there as well,( although I'm not sure how I'll go about it yet). The shed will also serve as the storage for the food and other chick-related supplies. The shed is also wired so I'll be able to run lights in the coop as well, if needed.

I'l talk to the wife and find out more info on the whole tax thing.

This is what constitutes a permanent building here, even if building is on piers, if there's utilities running to it, it's permanent and taxed as such...why I use an extension cord to my coop shed.

Looks like a cool place and plan...the deciduous trees will help a bunch, summer and winter.

Thanks! I'll have to gather materials and get started on it soon. I should be able to get the majority of my boards from a guy that had an old building torn down, so that will save a lot.

My thought on the 'permanent' structure is that, beings the old landlords wanted to move the shed back 5', it would still have the electric anyway. So I can' see it as being a big deal, although I could be wrong.

Every area will have their own tax 'rules'.
