I'm one of the new people's around here. I'm Arin in real life :) mother n new wifie to my SO of 6+yrs. We finally left Arizona behind and our family members + live music scene and friends for small town living. LOL - if you knew how much I love tank tops swim suits and even though I lived in AZ being barefooted most always..you'd think I was insane to move to where we are LOL because the thought of shoveling snow isn't ideal for me. Let alone the amount of freezing my body will feel like I am experiencing HA! But my dirty hippie new age self has always had this deep rooted feel that id be much happier and content AWAY from the CITY. Ive always lived/grew up in new to well developed nice suburban cities...Tempe AZ Ahwatukee (aka Phoenix) AZ Anaheim Hill CA Newport Beach CA
And I've always felt stuck to the grind of flashy fast paced lifestyles and cities....and would always find.myself wandering camp grounds music festivals anything that would draw me to the root of our earth...its nature of things.

So here we are...my husband (36) and I (34) off the grid...almost literally in a very small town...

Ofcourse, odd circumstances that happened when we left AZ with our major house items in storage and just our two vehicles loaded down with our Daughter (23months old) and 6 yo old Boxer dog....some how.....pulled us EAST way EAST of Co. Springs ...we totally thought we would be near a lake and a forest...HAHA but turns out we kinda LOVE this area...it.is rather beautiful and quiet ...ill take rain snow wind threats of potential tornados (smh oh my) than 103° at 930PM - as my Dad told me it was when they arrived back to Phoenix on Saturday this weekend from spending the 4th with us out here in Simla. They also delivered the rest of our house and belongings.from our storage.

Im kinda in love with the fact I can learn from you all about my chickens and thinks its pretty cool you all talk about and share your life's as well as your chickens! I'm just thrilled to share with you all a bit about US and how addicted I am about helping keep my flock of girls happy as they grow bigger. Thanks for accepting us newbies and Ive always longed to find a happy active positive board to chat on with people in my area and with common interests. So anyhow Ive been enjoying you all and posting/commenting. Ive got tons to learn still with raising chickens...but were excited.to have them and love them and care for them. :)

I previewed this...but as I normally am active on my Droid cell phone in the AMs while.my daughter sleeps...its hard to adjust my TYPOS...auto correct can kill ya too...for the most part it all makes sense with the random ((.)) period here n there. Ha

I am on vacation , currently, in Michigan. My house sitter says that my cochin is aitting on 15 eggs at the moment, as she decided to go broody the day before we left. Does anyone want some mutt chicks in a couple weeks? Is there anything that someone needs picked up from this direction. We are leaving in the morning to come back home? Yeaaaa. I have had emough travel for a while.

This thread is either really quiet, or jumping! It rained again yesterday, glad it waited until late afternoon, got lots done around the homestead.

So, I figured out why my guys were not eating their FF so quickly, I had put a lot of alfalfa pellets in it, as I had a whole bag. They just don't like them, back to using grains mostly.
I have found that my girls don't like any type of hay pellets. They will pick through the grain mix I keep for the sheep and leave them all the pellets!

So I was ahemming and ahawing about whether or not to keep both of the teenage roos and woudln't you know that one of them decided to make the jump to the dinner table for me.
They aren't so CUTE when they go for you but they sure are beautiful served with veggies!
Mine never do that, darn it! Both have been perfect gentlemen. You can pick them up, pet them, friends who come out can hold them... I told myself it would be easy. I would keep a rooster for breeding purposes until he became mean and then eat him and get a new one. I finally had to find a new home for the first rooster since his son took over (who only gets to "visit" with the new girls, not his mama and aunties).

So frustrating! I agree about mortgage insurance. Is this a place that would easily/quickly sell if you didn't have a contract on it? I know someone whose contract was timing out last Friday and the title company that was holding up the deal offered to pay points to bring the interest rate down to his original guaranteed rate - they were going to be sued by the bank that currently owns the property for holding up the deal. In his case, the property was not likely to sell easily/quickly if he backed out of the deal. I don't know what he decided to do. Perhaps it is slight comfort to know someone else is having a difficult time closing on a house right now?

I don't know, to me it seems as if the banks, appraisers, ratings agencies, and mortgage brokers who caused the whole financial mess in the first place haven't really paid a price, just the average consumer/buyer/seller. The way the rules were re-written didn't really help at all. We had our place appraised a few years ago when we thought we might refinance, and because it's now essentially a lottery draw for an appraiser, we got someone who knew NOTHING about rural properties, the value of infrastructure, etc., AND who pulled comps that weren't comps at all. Very depressing experience.

To bring it down it is 1% for 1/8 a %, the rates are only going up so if we backed out we could be in the same situation with much less of a house. At least we are locked now and the house is in an area that if we got in trouble it would sell.

The whole situation with appraisers is just a mess, the good ones left because of the new regulations and lower pay. The one that did the house we sold appraised it for 10K less, we almost didn't sell...wondering if that would have been best.

Oddly enough this house appraised for the exact value we agreed on with the owner, just saying that is odd. I was looking at the comps and they used they were nothing like the house for both. However they will not change it, and after the story I heard I understand why they wont. One appraiser in NY been doing it for like 20 or 30 years, miss appraised a home. The owners came back and pointed out stuff she missed and she agreed that she missed some things and reappraised the house for higher. She wrote out a long letter to the bank explaining the situation and her reasoning, the bank filed fraud changes against her and sued her. Completely ruined her and for the next two years she was fighting the charges. I agree the banks don't suffer enough. This is why the economy is the way it is, because the banks assumed the government would not let them fail so they took risk they shouldn't have. Now we pay the price.
 
Yes, the only ones who made out during this last correction was the financial institutions, the average joe did not fair so well! They got bailed out, while the rest of us get to pay for it. I am sure we don't know the half of it. Sad when they can't send the right appraisal person who is knowledgeable in rural property!

Most the good ones are gone. :(

Ah...the wind....

Reminded me of a funny thing that I saw this weekend.

I was sitting on the step of the hen house watching the juveniles run around the main yard, and the dart back into their pen through the creep gate. I was watching one young cockerel walk along when out of the blue came a gust of wind. It blew him about 3 feet away before he regained his footing. He looked around either to see what had caused it, or maybe to see if any of the other chickens saw it......
