I guess it would all depend on whether or not you wanted to or could tear down the house on the 10 acres and build another house. Also, do they both come with water and or water rights. Dry well, means no deal!
I think i would take the five acres. That is what i have now and it is plenty of room.
 
That is a dilemma, trsturself. My impulse is always to go with more land, but other things come into play - location, water source, utilities, schools, and whether there are differences in ordinances that would limit critters you can have. If all that is equal, would $50K of work on the little house on big land make it as nice as the big house on smaller land? Is it possible you could get one of those rehab mortgages so you could finance the work that needs to be done?
 
Not mine, just got a call from my parents who spotted him and do not share my love of fowl. I was able to get out there but I could not find him. I don't know if the owner found him or not so if anyone travailing in that area will keep an eye out.
 
When I was searching for a house with land we were focusing more on the house, as long as the land covered our needs and some we were good. Sadly the houses that meet those requirements were out of our price range or too far away. Not counting the two we wanted to make an offer but our agent refused..... Both of those sold for at least 10K less then we were offering.

My opinion, if you aren't happy with the house now, you never will be. As a whole, you should love all of it, otherwise it's a waste of a large amount of money.
 
Both have wells and both have had people living in the recently or currently so I assume there's water.
There's really no way to make the 10 acre house bigger. The location of it and how it is built would make that extremely difficult.
Schools don't matter to us since we homeschool. We have friends 10 min from the 10 acres and 30 min from the 5 acres.
Livestock is 1 unit per half acre for both lots. For poultry there is a difference (which I'm not sure how they enforce other than neighbors complaints), 30 allowed on the 10 acres and 15 allowed on the 5 acres. Either one seems like such a little amount if you ask me!

There is another one that just came on the market on 40 acres but there's only a couple shots of the outside of the house. We might go look at that one just to see. It's either a double-wide mobile home or a manufactured home. Hard to tell from the far away shots. But it's a lot cheaper than everything else so we'd have money to put into it. And it has an 8 stall barn.
