here it is...
Yes we got taken.
Long story but a true lesson to others.
We do not plan to sell or move ever so we do not plan to buy again but others can learn from our mistake.
I am not perfect and freely admit I made a mistake based on she was an elderly lady.

Oh My Goodness,
This can happen to anyone even those whom have bought before.
We bought this home and ag land by putting in an offer as is. We knew from the fist time we saw it that it needed work. The second time we had the Realtor's permission to walk around the outside as he was busy with another client when we wanted to see it a second time. That is when we put in an offer as is. We went through the closing 4 weeks later and went directly to the house after the closing. We noticed many plants around the house had been removed. Later we heard from a neighbor that the womans adult kids removed all the plants they wanted. Inside was more disappointing. The frigerator was swapped out for a frig about 25 years old in a house around 12 years old. The stove was again appx 25 years old an was a different color than when we saw the house. The microwave was completely burned up inside it and looked as if it had been on fire when the micro that was inside the house sitting on the shelf was also a different color. A cast iron wood burning. stove in the sun room was gone completely. Both washer and dryer were also appx 25 years old in a 12 yr old house. The Hot water heater was broken. We looked back at all pics of house on line as they had not been removed yet at that time and no pics revealed what the appliances looked like at all. We should have taken pics of the appliances inside the house when we looked at it. We had bought before, we had built before. We were surprised as no one had ever done this to us before. We called the Realtor whom had left for vacation for two weeks after the sale of our house. We talked to him when he returned. The woman that sold us the house saying nothing was wrong with the house, thou' we could see there were a few things needing repairs, died. She died? She died within a month of selling us this place. The old woman never got to spend the money she got from us. She had willed everything to her kids. All 4 of them. She lived with one of her daughters while this was up for sale. I dont know who switched all the appliances. And I said to my husband to let it go. Her kids made out financially. BUT They lost their mother. I dont care how old a woman is or how many crosses she hangs on her walls... Take pictures, write down make, model and serial number and appx age. You know,... That info was not listed in the for sale ad. Just that the appliances all convey. Take pictures. A picture is worth a thousand words. We had no ground to stand on. We dropped it when we heard she had died. I was told to go after her adult kids. They had been seen up here digging up plants. We had no way of knowing who switched the appliances. Most people never send in those pesky warranty cards anyways. Some say she was Judged and paid the price. I felt death was a high price to pay for cheating. Wondered if sge died with a quilty conscience. Worse (to me) she moved out to live with her daughter leaving cats, cats, and more cats to run around the property. We actually dod not see the the first visit here and saw only pne the second visit here. But after we moved in slowly they revealed themselves to us. Old cats abandoned at the farm she sold us! I heard from neighbors that she had lots of cats bc of the mice and snakes. They all lived outside. A pack of coyotes ripped through here an tore into her old abandoned cats and our baby chickens the first year here. Take pictures. No not of her cats and our chix but of appliances an everything else in and around a place your buying.
smart smart... we not only took pictures but also took videos...... we put an offer in and there was a short delay while this delay was going on the realitor company removed the oil tank from the property and covered the ground.. the minute the final contractor papers came in and we had mutual agreement we went to the house and that was when we discovered the oil tank removal......... they were breeching contract if we hadnt gone to the house to look it over again and we did many many many times.. in fact we went many an evening at sunset to sit in the drive way get a feel for things every night...anyways we were like whats going on contacted realitor he contacted them they were like we know NOTHING abouyt this.. a lie...anyways we put alot of pressure on and made sure we got epa testing information and everything ... the oil tank wasnt to much of a big deal we were already planning on removing it and not having oil furnance heat..... however it changed things because then the house didnt have an all house heat system.. the original insurance company said nope wont covr you now... we went to a local one who understood in our area we have not all house heating but room by room electric heating more often and got covered cheaper and it all worked out... however... if we hadnt been prepared or knew anything this could have been a huge problem...
 
so far knock on wood... I have bought two houses... as is. That being said I knew what there was there and it wasnt worth hauling away... LOL.

first house was a sell it to get the renters out... Went in off the hot sheet with a good realtor. Here everything goes into escrow and it protects the sellers... My realtor was johnny on the spot ready to slap a law suit on the owner who tried to back out of escrow... he didnt realize how much the house was worth.

I was four months pregnant when I bought that house conventional loan put down twenty percent... I did NOTHING to the house except move the washer and dryer from the kitchen to the back patio.

Sold it for a quarter of a mil... rat in festation and all. It was a good deal to the buyer because comps in the area were around 400k.

Turned around and paid cash fro land 18+ acres that happened to have a house on it. The house was one bed one bath and they currently had 21 women living in it... A church that was trying to make it a half way house for women coming out of prison. Couldnt make a go of it because of a nasty neighbor that turned them in once a week for something different. The property was a donation to the church... so they couldnt sell it for more than 99K without having to pay sales tax.

I expected to tear the house down eventually... probably still should... But it grew on me... has some great qualities.... I can live with the rest.

I havent read the article but have several shipping container designs drawn up somewhere... Brain is pretty fuzzy right now... I need some more orange juice.....
