Do You RENT your property?

Makes sense. If your paying say 1200 a month and your lease is up the landlord has to spruce the place up and list it. That's a month right there if not more. If you were good tenants always paid on time he's money ahead and so are you. Good thing you're both smart.

The one time that we lived in a rental house, the fellow was asking $1300 a month. After some negotiation I leased it for a year for $1000 a month. After the first year was up he called saying he was going to have to the raise the rent to $1200. I immediately told him that we would like to renew at $1000 a month, but if he was to raise the rent we'd be leaving. Two weeks later he called back and agreed to another year at $1000. He realized pretty quickly that if it took 8 weeks to find a new tenant, he'd be out of the extra money that he wanted for the year, not to mention the headaches of getting the place ready, advertising, etc.

That's nice of her. I rent out my second property cause I can't sell it (Noone can get a loan!). If my tenants ask me for a discount, I'm going to scream though. It's day 18 and I've only gotten half the rent money that was due on the first and I'm still waiting on my deposit!
