Yeah, since they live in a warm place they won't have any, but they are going to NJ for a while after they visit us so i figure they will like the scarves. Then i will make one for hubby and myself.
 
We spent some time today mooning over the model of the manufactured home we have chosen. Wish me luck. We're going to lakeside for a few days to look for some property to retire to. We leave early tomorrow morning and will be meeting up with a Realtor in Coos Bay. O chicken gods, let us find a reasonably priced 1 to 2 acre lot with water, sewer, and, electric reasonably close, and no YMCA (Young Minks Chicken Assembly) next door.

So! It's Wednesday night and we have put earnest money on an acre of pretty soggy land with a stream running through it. The purchase is contingent on the state allowing us to drain the water to the stream beds on each side of the property and raise the level of the rest of the land.

We have an engineer to give the go-ahead once the state okays the changes to the property. I suspect it will be fine, everyone else in the area had to do the same thing. Stream enters from one side and goes out the other. If the state isn't okay then we decide if the usable land we are left with is enough.

There are deer (I nearly had to shove them off my boots while walking the property), a cougar den up the hill, black bears, and all the regular suspects (mink and weasels for certain). It is forested for about half the acre and we'll leave some of that for the wildlife.

what about sewer and water ?
on wet land like that you will not be allowed your own septic system ,?
It turned to winter here today..
but it was warm enough yesterday to allow some ice shacks to fall through the ice ..nobody got wet or hurt..

It is officially inside the city limits so there is water, sewer, and electrical at the edge of the lot so that is off the possible problem list. And since there are horses on the property next to us a couple of coops of chickens should not be an issue. What you have have in town is mostly a matter of not ticking off your neighbors enough to push them into complaining.

Well if this goes through anyway. We already had one choice fall through so I'm trying not to assume too much. We have a backup plan in case this doesn't work out. It's a plum spot for a great price due to the possible wetlands issue. But while a lot of others are looking at the place we are the first to put money down.

There's another half acre next to it and I really think we should have included it in the offer but my partner isn't comfortable with it so maybe someday we'll get a chance to add it. It's oddly placed and has water issues so it will probably be on the market for a long time.
