You have an aweful lot going on for a newbie!
Do you have an old shed that could be converted into a coop?
What is your plan for the cockerels that will hatch?
You should definitely house there ducks separately from the chickens.

I have 6 more making their arrival right now, the incubation isn't bad, it's just been years since I've done this I figured there was updated ways to do things now
