I heard Dave Ramsey tell someone this in a call the other day, and although it's not the same situation it may work for you. He suggested to go find the house you want and try to make a deal with the seller. For instance, draw up a lease that says you would rent for x amount of time, and then at that point be given the option to buy for x amount of money. He suggested that it be the full asking price (which should still be a great deal with these prices). If I were you I'd look at short sales or motivated sellers that are falling behind on payments. They might be the most likely to accept a deal like this if it kept them out of foreclosure.

Some day you may look back on this and be amazed at how lucky you were to be forced to move. Several years ago I interviewed for a job that I really wanted. The data center and servers were immaculately maintained. It was a true dream job. Of course I didn't get it. Fast forward 3 years. I had picked up a system administration contract job with a fortune 50 company that led me past that earlier facility every day. That facility was empty. One day the owners of the firm came in and closed up shop with no warning whatsoever. That was one of those days that reinforced to me that sometimes things do happen for a reason.

Talk to realtors. Talk to banks. Check out Craigs list. Post on Craigslist. You never know what might come up.
 
Problem in California is the REOs go directly to Agents and they jump the prices.

I'm about to be in the same boat as you and I've been there before. It's the reason I lost my last flock.

I'm seriously searching things like eBay and looking for anything cheap including lots. If me and the kids have to find an old RV to love in I guess that's what we'll do. I'm sick of paying someone elses mortgage payments and they let the one's for the houses I rent or rent to own , go to foreclosure, or they decide to sell.

Hang in there! When I was in a similar situation (except for the loss of a flock - Landlord put our house up for sale, we had 3 dogs, 3 cats, 4 children...). We lived in a beautiful area w/a great school, etc, and we wanted to stay in the same neighborhood. I kept visualizing my ideal situation, talked to a realtor, and "POOF!" - a place w/2 acres (fully fenced), owner financed, not even listed yet! My DH's sister and my mom pitched in to help us w/the downpayment, and the best part - the place was (is) on the other side of the block from the rental! We've been there 11 years now, have 2 horses, 20+ chickens, etc. Keep hope alive and think POSITIVE - I'll be sending out good vibes to you and yours!!!!
I see you're in Sacto area - surely there's an acre or 2 w/out a subdivison on it?

I was just talking with DH the other night about why Americans are so against renting - because the landlord can screw you anytime with choosing to not renew the lease!
