Just a thought to... I've noticed that our appraised value from the tax assessors office keeps going down every year. So your place might be worth even less next year so don't pay more then its worth right now. Because until the housing market changes homes will be worth less and less each year. Except in special areas.

Very true, thats one of the big reasons why we ran away from the "its value will go up in a few years" deals when we were talkign to a different realtor. We both wanted something that was in good condition, looked nice, a few acres (we realised we just dont need to have 11 acres of flat dusty land) in an area we likes that was out of the city but still close enough.
