Best of luck! We have the same problem you do, on a mountain, though with a little more work, mine would be great for someone who has less physical issues then me and my hubby. We do have garden spots, fruit trees, grapes, blueberries, etc, but we need level land just like what you are looking at. I know Tennessee pretty well. Used to own acreage and an partially finished cabin in Jamestown in Fentress County.

You said your house isn't on the market. Do you need the proceeds from it in order to purchase the other one? How are homes selling in your neighborhood? It's a tough market as a seller these days. Hope you find a buyer ASAP.

We have enough equity between our two properties to get a loan (I hope), but I would rather not have to have two mortgage payments until our house sells. We shall see!
