HUGE steps - I'm so excited!!!

Thanks for the great advice. I worked with a really good realtor who sold my home before I bought this one so I definitely plan on using her again. I have also heard that leaving some furniture in helps the buyer visualize better than if the rooms were empty. That will be no problem to do.

As far as DD, she is 20 years old. We paid for her first semester of college after high school; she went 2 weeks and dropped out without telling anyone. She has no ambition, no motivation, and no goals, nor does she help with any of the housework, yardwork or bills. While I'm not going to debate this with anyone, my opinion is that I have given her everything I possibly can, including the knowledge and the tools needed to succeed on her own. I can't stop living my life because she refuses to live hers. I will give her ample time to get situated; I won't just boot her out the door, but she has to make an effort.

And I meant to say "Congratulations!"

Hope everything works out great for you (and your daughter!)

Your are doing your daughter the biggest favor of her life. Enabling her to remain dependent and lazy is NOT in her best interest. Good for you, mama!!

Congratulations...hope all goes well.

For my 2 cents...I would leave the coop and keep it very clean. People know that they can remove it if they wish. They may want it for animals other than chickens and would be delighted.

Congrats!
I would let the realtor know that you will take or leave the coop based on the buyers preferrence. We just sold our house and we were going to reloacte the washer and dryer into a sunkin porch area to convert the house back to 3 bedrooms because "everyone" assumed a family would move in and the laundry would be better in the porch down three steps. It turns out that 2 gentlemen moved in and only required one bedroom and that they had health problems and couldnt do the three stairs, so they would have re located the washer and dryer back to the bedroom. We just wrote into the ad something like washer and dryer to be relocated to attached porch at sellers expense if requested by buyer. Everyone knew it was an option. Maybe to much for a coop but thats my thought anyhow.
