I like the bike and ball in the front yard--looks inviting and friendly. Make sure though that the porch doesn't have muddy shoes or extra toys. Make sure to keep the door and windows cleaned and dusted. Consider hanging a "Welcome" wreath or sign on the front door or adjacent wall. Keep the garage door closed (and make sure everything inside it is neatly organized--consider emptying it of just about everything--a month-to-month storage room would give you a place to put things).

DO a major cleanup in the kitchen: Clear off the kitchen counters and the breakfast bar counter. On the counter you can leave the toaster and maybe cannisters. Everything else gets put away. Then add a large decorative fruit bowl with fresh fruit OR an attractive flower arrangement. You can put one live plant at the corner of the window--just make sure it is very fresh and healthy looking. Straighten up the shelves under the breakfast bar. Take all the stuff off the refrigerator--it smacks too much of YOUR family, and you want people to see THEMSELVES. Nothing on top of it, either. Make sure the cabinets are also tidy. This room is the biggest problem I see in your photos.

I like the clean looks of the living room. The spinning wheel gives interest and shows potential, as does the doll house, but neither are overwhelming. It looks like there are smoke stains above the fireplace screen. If so, clean them off and/or consider painting.

The girl's bedroom is okay, but really has a bit too much "stuff" out. Clean up the wall shelf and whatever is between the bed and desk. Angle the bed out from the corner, and prop the pillows more vertically, perhaps with the stuffed animals lined up in front of them. Make sure the closet interior is neat and not overly stuffed.

Similar comments about the boy's room. Pull the climbing unit out from the wall, and angle it. Clean off the shelf, and put some of the toys up there in an attractive display. Get a large covered basket to hold most of the rest of the toys. You can leave one or two large toys out. Ditch or paint the orange thing--it clashes. Put a sham on the pillow or pull the bedspread over it like in hotel rooms, not just pulled over it.

Your bedroom--similar comments, get rid of most of the personal stuff, and add things for interest. Maybe a big vase of flowers or a large piece of artwork. Same comment about the bed pillows. Nothing on the chair seat. Maybe add a side table or a floor lamp beside the chair. Fix the window shade cords for safety as you did in the kids rooms. BTW, I like the chest of drawers--I have one that looks to be its twin

Have that chimney checked. It looks like it may be partially obstructed or the vent is not opened all the way. Unless you're trying to build a bonfire in your living room there should never be flames escaping into the living area.

Just did it last Spring, but I guess it needs it again. We use the heck out of the fireplace. A couple of times we forgot to open the flue and sometimes the wood is wet. So that's what the soot stains are about. Given the choice, I wouldn't have painted fireplace bricks, but the previous owner had painted them white so.........white it is.

I've been busting my butt trying to get the house cleaned up, fixed and organized. Maybe I should just store everything............problem is, houses just aren't selling around here because of the recession so I don't know how long I'd be without our stuff. I guess I should see how much a storage unit would cost us.

Well, if you were looking at my house, I am sure the list would be MUCH, MUCh longer, as I am a packrat and not a tidy person at all. But I'm not trying to sell my home at the moment. But when we sold our last home, that is exactly what we did--emptied half the house into a storage room, did really good comps on the houses thta were selling to evaluate how our price compared, etc. It actually sold pretty rapidly. One thing I have found is that when I get rid of stuff, it is so freeing of my time, and most of the time I really do not miss it. That is an advantage of using a storage facility--you can gain some perspective without it there to throb into your brain "YOU MIGHT NEED ME...YOU DO NEED ME...YOU MIGHT...," and if there is something that you discover really is important to you, it is still around to retrieve.

First thing to do is make sure your price is good--at the low end of comparable homes that have actually sold recently (not just what is on the market at its advertised price). Do make sure that you are looking at homes with comparable features and in comparable condition.

Next, start with curb appeal--what people see from the street. Once you are satisfied, take a new photo, and replace the one currently in the ad. Then on to the kitchen, .... Then ... You can tackle it all, just not all at once. Make sure you do enjoy the time you have left there

CLEAN them, don't just repaint. I think that perhaps the soot is soaking through the paint, unless you've been using the fireplace this summer?

I did actually clean them this year too, but it'll need paint again.

I've been busting my butt trying to get the house cleaned up, fixed and organized. Maybe I should just store everything............problem is, houses just aren't selling around here because of the recession so I don't know how long I'd be without our stuff. I guess I should see how much a storage unit would cost us.

Well, if you were looking at my house, I am sure the list would be MUCH, MUCh longer, as I am a packrat and not a tidy person at all. But I'm not trying to sell my home at the moment. But when we sold our last home, that is exactly what we did--emptied half the house into a storage room, did really good comps on the houses thta were selling to evaluate how our price compared, etc. It actually sold pretty rapidly. One thing I have found is that when I get rid of stuff, it is so freeing of my time, and most of the time I really do not miss it. That is an advantage of using a storage facility--you can gain some perspective without it there to throb into your brain "YOU MIGHT NEED ME...YOU DO NEED ME...YOU MIGHT...," and if there is something that you discover really is important to you, it is still around to retrieve.

First thing to do is make sure your price is good--at the low end of comparable homes that have actually sold recently (not just what is on the market at its advertised price). Do make sure that you are looking at homes with comparable features and in comparable condition.

Next, start with curb appeal--what people see from the street. Once you are satisfied, take a new photo, and replace the one currently in the ad. Then on to the kitchen, .... Then ... You can tackle it all, just not all at once. Make sure you do enjoy the time you have left there

Very very very difficult to do with two young children! I swear, I DID NOT buy all these toys they have! My in-laws go crazy with birthday and Christmas gifts. I keep asking them to control themselves, but they just don't listen.
I think a storage unit is really expensive here. I'll have to price around tomorrow.
