That was the other thing I was thinking. You want to have someone you can blame all that legal mumbo jumbo stuff on if their is a screw up!

Lawyers carry insurance for oversight and omissions, buy hiring them you get a little protection, of course you would have to hire another lawyer to get the money...sigh

I am just being lazy today Minnie. I need to go open chicken doors and have not done it yet..

I have 6 Silkie chicks to go check up on too. I closed most of the windows to the brooder yesterday when I put them under the light. I hope I had it adjusted right so as to not cook them. I hate messing with heat lamps, which is why I want to go with something different for this next round, at least for the coldest months while hatching, that I can close and have on a thermostat.

On the subject of getting money....

I got a call from the body shop where I am going to get my van fixed. He said the insurance company doesn't want to pay for the bumper that this old bat smashed in. They will pay for the back gate to the van, but not the bumper because there was 'previous damage'. There was, two holes that got popped out in the winter and the very side corner that got pushed in from backing out at the same time as the woman behind me in a parking lot, both of us were in each other's blind spot. None of that damage warranted replacing the bumper, not even close, and all could have been fixed with fiberglass patch. So, I was getting fired up for a fight, but then the "team" handling my claim called and the first thing she asked me was how am I doing. LOL You never ask that of a POed customer. I was not nasty, but I made it abundantly clear, the reason the bumper has to be replaced is because that old woman floored the gas pedal and rammed into the back of my van. They were very nice about it, she talked with her team leader and they are sending it up for further review. Why they could see what the h--- happened without me having to b---- about it is beyond me. It is pretty freaking clear what damage was done by her vehicle, there is a pretty well-defined imprint on my van of the front of her Durango. So, I sure as heck hope that by Monday they are calling to tell me there is a second check in the mail. This is ridiculous. I am getting very frustrated with having to use my truck with a V8 and 4-wheel drive to run piddly errands to town and back. I am putting gas in that thing every 3 or 4 days. NOT why I bought a truck. It is for the CHICKENS, d--- it!
And NO, I am NOT an addict!!!

I let the birds out, they were not happy, Some bawled me out for making them stay in so late. They do not understand the concept of DST.

What a nice day out, other than those 50 MPH winds. ( I might have stretched that a tad)

I need to get some things done, but the wind is going to be a problem. I wanted to work with plastic sheets to wind proof areas.

I told my wife last night I wanted convert the dog kennel into chicken pens. She said she knew that because she saw me measuring and looking at them the other day. Dang snoopy woman!

I normally buy and sell property without a realtor. The exception being the place in Florida, and that is because of the distance involved.  I have found every time I get an realtor involved the deal is overly complicated or does not get done.

I use a GOOD real estate lawyer. The main thing is to consult with the lawyer BEFORE signing a purchase agreement.  The purchase agreement controls the sale a miswritten mistake in them can cause you much grief.

A lawyer costs a few hundred bucks to do a sale (less than a grand), and even with a real estate agent involved a lawyer is cheap insurance, in my opinion.

I was thinking we would hire a lawyer. I would hate to get caught in a pickle because I know there are lots of rules about what you have to tell buyers and such
