B, seeing that photo is the first time I've really noticed how closely Tam and Katie look alike. I'd love to have a lap dog like Fiona, she's gorgeous!

Storm cleanup today. <sigh> Most of Lovell is a total mess - trees uprooted, branches down, roofs ripped apart, almost every north window in town smashed out, cars and trucks with no windows left in them. Tammy's new house was damaged - every north window gone. Our place here in Cowley didn't sustain any damage, but we have a heck of a mess with tree branches shredded and scattered everywhere. The storm only lasted a few minutes but we'll all be cleaning up for weeks. We didn't have power from about 6 until after 11, but parts of Lovell are still without power this morning. Going over there today to get better pictures of Tam's place. Got a video last night but want closer shots today. <sigh> She hasn't even closed on the house yet. I swear that girl can't catch a break.
 
Rumors are still kinda running around loose, but several people have said it was a rope tornado, which pretty much matches up with the damage we saw when we went back to Tam’s house today. And initially we thought she just had all of her north windows shattered, but a closer look after the leaves blew off it today shows that the roof needs help too. Hope none of this delays her closing but I’d rather it was fixed right and completely the first time. Newer roof, too - only 4 years old. Siding is all still great shape, though, no damage at all except leaves plastered and dried all over it. We can’t get inside to see what kind of damage is in there from the broken windows letting debris and the heavy, wind driven rain in.

But even at that, we are counting blessings instead of shingles and windows. So many in Lovell were not as blessed.

Blooie, how does that work with the damage, and not delaying the closing? I know you said the current owner called the insurance company, and I know insurance companies can be a pain to deal with, but when it changes owners, are they still obligated? I'm just curious, since I've never run into that situation before. I know when we had hurricane damage it took about 6 weeks for the insurance company to come do their inspection. It took about 6 months before we saw any money from them. We already owned the place, so I'm curious about how it works when trying to close. Is there a clause in the paperwork that obligates the current owner to ensure all damages will be fixed within a reasonable time?

@Blooie so sorry to hear about the storm and all the damages. Sounds like it's going to be a busy weekend (at least) for you all up there. Hoping Tam's house is quickly and correctly fixed and her closing goes through soon. :hugs

Until the closing, the house still technically belongs to the current owner, and in this case David is living in Hawaii. He had to maintain his homeowner's insurance and the utilities until the house actually changes hands at close. So both he and Tam are counting heavily on their real estate agents to wade through this quagmire with them. Both of them have assured Tam and David that the sale will go still go through. David had his insurance claim filed before the rain even stopped that evening, and he had very good insurance coverage, plus he got his claim in very quickly, so we are all hoping that the adjuster can get to his inspection of the damage and repairs can start very soon. David will own the house until repairs are complete and approved. If that's done before the anticipated date of August 17th, great. If not, the closing will be set back until it is done.

Edited to correct - 4 of the broken windows are visible in the video. There's a 5th one in the back of the house that isn't on there.

Tam's house, taken yesterday. So far just appears that she has 4 broken windows - one is out of the video and it's in the back - and the shingles have lifted. All things considered, she got off really lucky.
