Need serious landscape help.

We are trying to sell our home & we have a large chicken pen. It's just not attractive to buyers. We are not in a "farm" type of neighborhood. We've had several people look at the house & say that the chickens are "a major turn-off".
We've decided that in order to sell this house & buy our farm, we are willing to cut way down on chickens, re-home the ducks, and tear down the larger shed/barn & pen. The question is, what can we plant in that space that has any hope of growing?? We will till the land but I know that after 3 yrs of chickens, the nitrogen must be hight. It has bonus levels of difficulty - there are two large pine trees there & it's on a hill. Originally when we bought the house, there was sparse grass, moss, and wild flowers growing there. The area under the pines was bare, but there was greenery all around those bare areas.
Appreciate any ideas or recommendations. We are very eager to get this house sold & get onto our larger property. Thank you! :)
 
You don't say what climate you're in or how big a space you have, so without that info: you could get some really fast growing ground cover, mints (all of 'em) grow like crazy. You could place a few raised beds (made from 2x4's) around and fill them with lettuce, kale, marigolds, other fast growing greenery etc (give folks the idea that they can have a great 'garden space'). I'm sure other people will have some great ideas...
 
We are in WV. It's not a good garden space. Almost full shade, pine trees, the entire thing is a pretty steep hill. Thanks for the idea. I'd thought about mint. I have some chocolate mint.
 
I bet the mint would take just fine. I've moved my ducks around and greenery started growing right away! I have a garden which used to be part of the chicken run, and I'm going to try growing lettuce and vegetables in it. I planted some shallots and they seem to be taking off just fine. Who knows, maybe a chicken lover will buy your house! Good luck!
