My A frame I made is snow free as well. I put plastic on the sides and one end has a hay bale for a wind block. They venture in there as well. I put hay down in there since it's in the veggie garden and frozen mud under it.
 
We were once given this advice and I thank God we didn't take it. I'm sorry but this is bad advice. One it is unethical and two it's not good financial advice. Which is why I keep saying talk to a Realtor.


Be that as it may, JLaw, DO NOT stop paying your mortgage. Get some advice from your bank, a Realtor, a lawyer if need be. Do not in anyway shape or form take on more credit.
I repectfully disagree. IF you are going to give up on the house stop paying the morgage and save that money for the new place. I don't care it is "unethical", you have to know when to fold 'em. HOWEVER I would not suggest allowing forclosure....get a nice place to live and then go to the bank and hand them the deed. Tell them you cannot make the payments and save them the foreclosure process.

My mother's previous house is in foreclosure. It may be a full 2 years before she gets the 72 hour notice. (She as moved out of her deceased husband's house, as he is no longer making morgage payments....and has told the bank the place is vacant)
 
Mine love meat n I tell my egg customers they are omnivores n feed said diet! I get local grown n milled food which is nice. I'm honestly surprised that they havent tried to eat my yorkie she's only two lbs dwarft by the silkies lol.

Got my babies use to cold weather and let them with the gang for free ranging fun. Was super happy to have 7 chicks still this evening. I really need my roo to protect them they are our freezer camp kids. I wish someone would go broody so i dont have to set eggs.lol
 
Went through 2 foreclosures in 1st divorce. Couldn't stop them, asked the banks to refinance either house in my name and they said no, so...it does take a while for them to take over the house. I was making payments on the house we lived in, and paying both mortgages. Little did I know that he was cashing the tenants checks and removing them from the joint account. It took the bank for the house we lived in 2-3 months to send me a notice. It took the rental bank longer to send notice. By the time I realized he'd taken all of our savings and both properties were in foreclosure. By then he was out of the country, with our nanny, enjoying a nice romantic rendezvous on my credit card, and I was served with divorce papers.
He proceeded to throw out our tenants and move in to our renal home. Had the nerve to tell me I need to pay the mortgage so he has someplace to stay. I thought I'd be kicked out right away so I moved and rented a place but in retrospect it took a long time, more than a year, at least, before the process was complete. Problem was that the land line phone was in his name and water and bills even though I paid everything and he hung out with the nanny. I moved out when he had the water and phone shut off because believe it or not, they wanted a tenants agreement. OMG! Losing the houses wasn't bad enough, he took over the stock funds, and in all walked with everything, my houses, the sports car I bought him, the cash, the stocks, and his college paid for courtesy my credit card. The nanny had a good time though!
If you can manage to continue to pay the water and other bills to keep them on, save what you can. Plan on several months before it forecloses, but be ready to move. Keep it in the courts as long as possible. Use a law library, Buffalo has a law school. If you go this route, plan ahead so that you can get a better place and have a downpayment. In a foreclosure as far as I know the bank can't take your personal assets, like they can in bankruptcy, so save it. Now is not the time to worry about being "ethical". You need to protect yourself first. YOU need a home. YOU need to take care of YOU! You're number one and maybe going this route will turn things around for you, for a better happier living environment. Most important things in life are health and happiness.

Your circumstance may be entirely different. However one should talk to a lawyer first and the lender. There are other options. Unethical behavior is in my opinion why the economy is in the state it's in. Both by borrowers AND lenders.

One thing to keep in mind is that even in a foreclosure one is not completely free of the debt. If the bank takes back a home and sells it for less than is owed, one can be but is not always, responsible for the short fall. Not mention if the bank were to buy back the loan that money can be considered "income" and taxes will have to be paid. It is hard to explain here. You can't simply walk into the bank and say here I quit here's the deed. It's not that easy. The debt remains.

If your mothers name is on the loan she is still liable for the mortgage.

This is why I said talk to a Realtor and a lawyer. Thinking you are free and clear of the debt by just stopping to make payments is not wise and ignorant. Disagree if you want, but not talking to a lawyer is fool hardy.

Thanks for all the advice guys and gals. Atm we are still talking about it but with all the repairs and costs of heating not sure we are going to make mortgage this month or at least be late for the second time in 6 years. First time was because we thought we had another week. We are seeing what is out there for help at least and then going to see what to do and if it will be worth it trying to save a 70k house that needs so much work. We was pretty much getting pushed out of inlaws house by father inlaw. The house we was going to buy a line broke in bath room upstairs breaking the living room ceiling and flooding it some. They was going to repair it and have it inspected and I thought that was fine. But father inlaw got wife on a trip of "oh there's going to be black mold". At the time we had son like 2 years old and she was knocked up with daughter cant remember if we know about heart problems at the time or not then.So she backed out of there and we didn't have funds for much else so we got this place which she liked 2 acres and how big the house is. At the time she had the credit but crap job I had the better paying job but crap credit. We didn't know it would pretty much break us to heat one floor or those two acres are clay and rocks.

Anyways thanks again for the support and info.

Morning all. Spitting a little snow this morning. The terrorists piled out to get a drink as there is no water in the coop any more. Thats fine. At least I wont have to worry about wet litter in there. As usual, Thelma and Louise were the first ones to come running to me. So glad I got all the coops cleaned yesterday as we are supposed to get 12 inches of snow starting tomorrow night. Heavy and wet. On the bright side, it will insulate everything. Found some frozen pea soup in the freezer so that will be lunch for the cheeps. Have some old bread as well so I will soak it in the soup. Eowyn, my porcelain silkie, has gone broody. I had to throw her out of the nesting box yesterday so I could clean it out. She is back in it this morning. I told her no babies until March. I inspected all of last summers hatch and they look great. I will have a splash roo and two hens up for sale if anyone is interested. They are from Geri Gordinas line. Only dq I could find is one of the hens is missing a nail, otherwise good feet and foot feathering, nice markings and size.

Been working on this sweater like a mad woman. Its taking longer than I wanted but since this is the first shaped sweater I have ever crocheted, I have to be careful and diligent. After the major rip out of the back to fix a mistake, the front pieces are going a little better. Its a learning curve but I enjoy the challenge of learning something new. I will post a pic when I am done.

Watched the superbowl last night. Waste of my time. The game was horrible and the commercials were terrible. Streamed it on my netbook since I dont have tv. Still glad I dont have tv. I love football but last night was painful to watch.

Pharm we did the same thing, actually didn't even see the first half of the game, when we got home we streamed it on the computer as well. I don't miss the tv at all.

I did like the bud commercial, they always do a good one.

My roosters comb is looking better. I can't tell if the frostbit part will fall off, it looks like its healing pretty well. He has a thicker not quite rose or pea comb, I think the EE thread called it a "noodle" comb once, lol (i know its not an official type). I almost wish it would so I don't have to worry about it next year, but if I find a true ameraucana roo he might not go into winter with me again.

My crochet baby blanket is coming along, and of course I ran out of yarn. I either have to order it or take it apart to start over with another color. Not sure what to do with it yet. Its just one stitch, half double, looks kinda cool.

If you can pay part of the heat and all of the mortgage, I suggest you do that. The mortgage comes first.

Can you or are you on a budget with the utility company? We are and it's a big help in following a budget.

Forget the past and move forward. You can't change what was.

If you decide to stay, tackle one project at a time. For us it meant buying a little of the materials as we could afford them. Our front porch had sheet rock and then the tub unit and then the cabinet and then the faucet til everything was bought and paid for. No credit.

Now in your case, you could buy insulation as you can afford the rolls. Measure each room to see how much you need of the materials.

Again check with the utility company and soc. serv. to see what options or programs are out there. Don't get discouraged by a no, just move on to the next option.

I GET VERY UPSET WITH FOLKS WHO THINK THEY KNOW WHAT'S WHAT. UNLESS YOUR A LAWYER OR REALTOR OR A BANKER YOU DON'T KNOW AS MUCH AS YOU THINK YOU DO.

This is why I read Edith Lanks column. Lord have mercy the crazy things people do just boggles my mind.

I'm not a young man and I've been around the block a few times. There are things I would have done differently had I asked for advice first. Like not buy the first house we owned.

J, if you need lawyer call the American Bar Association, If you need a Realtor call the Realtor Association. Tell them we need advice and what exactly it is you need help with. Call your bank and schedule an appointment for financial advice. Take everything you owe and just say I need help. Tell them what it is you're trying to do or want to do.
 
Good morning all

My composting machines had some pancakes eggs potatoes onions peppers garlic bacon lettuce tomato and cucumbers. Leftovers from last night and this morning. My Brabanter thinks she is a TREX or something because darn is she ever picking on those babies but my good boy Roo has been stepping in and saying enough is enough. Can't believe how much I needed a roo until I decided to try it out. He's at least good to my girls and my little dog. He isn't so nice to children but he and son have worked out a understanding. Basically don't touch his girls and he won't bother you and good luck trying to catch him my son has me lock him and the roo in the coop so he can chase him around and finaly catch him lol. Not that we pick him up much at all it's just a funny scene. Well I can't wait to see what his comb looks like in spring after all the frostbite pieces fall off.

Well I offically have two jobs grooming dogs and cats. Hopefully I can get another part time job.

OMG I hate my birds egg songs, it's like listening to miley cyrus or justin bieber talk omg it's god aweful.
