If you go with renting, do you have a neighbor that will keep you informed? I know your house is in great shape & would hate for it not to be that way when you returned. We have been renting out 6 houses for about 5 yrs. It has it's good days & bad days. I finally was able to get DH to agree to sell 3 of our "high maintenance" houses before he lives in march. The other 3 are in great shape & never need many repairs (outside of tenant damage). I know with the older 3 we would be goin in the hole to pay someone to take care of them while he is gone. Our rule with rent is if you can't make double your out of pocket expenses (taxes, insurance, mortgage, etc) it isn't worth it. I have had tenants that appeared to be good tenants do thousands of dollars in damage.
I don't know how long ago you bought your house, I was under the impression Elgin was really growing strong. Are you able to walk away even or do you have to pay out of pocket to sell the house?
I am sure y'all will make the best decision for you & your family. Wish you the best of luck!
