check out zillow.com, type in 9428 lebec rd, phelan, ca - bank owned $68,400, NICE house (though no garage) and two fully fenced acres. There is concrete poured for shelters for goats/horses and two out buildings.

It is the house we moved from when our landlord stopped making payments. We didn't want the drama, and now LOVE where we are. I can tell you that we were really happy there, the house is really nice. Three bedrooms two baths. They don't have inside photos, but if you are interested let me know, I have pics!!!! Hot summers, cool falls, winter is mild - average of about 50 daytime, 30 nighttime, occasional snow. Spring here is GORGEOUS.

Moss Beach. Small beach side town; chicken lovers, ranches, BEAUTIFUL landscape. Right by the ocean cliffs, surrounded by the huge coastal range mountains, beautiful abundance of flowers and animals. There is a marine wildlife preserve down the street, a nature preserve a few blocks across, state beaches next door, and a state park in the mountains. It's 20 minutes form San Francisco. Moss Beach has the freshed air around, and its its very own microclimate; while sometimes its the only sunny place around, it can also be the only foggy place around, due to the fact we jut out into the ocean. We also have nice restraunts and miles of hiking and riding trails.
