They're getting a deal. In 11 years, I've raised the rent a total of $100/month and they're paying about $1000 less/month than average for that size house. They take care of the place, though.Youre an awesome landlord! So sad they couldnt afford it. Mortgages are rigged, I swear. JK
I hear construction sand is better, not play sand. Ive switched to peat hummus/moss. It is much cheaper and they seem to love it just the same.
