Refurbish or buy new coop?

Hi all!
Just wanted a little feedback. I have a 5 year old coop I bought as a prefab . I was my first coop and currently houses my 2 Polish hens. It's looking a little worse for the wear. My question is...to continue to calk, paint and tweak, or just buy a new one? I have a friend that is willing to work on a metal roof, and I was going to paint again and spray sealer over that. I could see it lasting another 3 -4 years at the most. Or a new prefab is really all I need for the Polish and maybe a couple silkies later on. See photo. Any opinions welcome.

Whatever you think will keep them the safest from predators is what I would do. Add hardware cloth if you don't have any because chicken wire is made to keep chickens in, not predators out. Have a blessed evening. GOD bless. ♡♡♡ :)
If you look you can see in the pic it is inside a pen that is covered in wire and hardware cloth. I would not trust it as a stand alone to keep the birds safe.
