I can answer none of those questions as of yet. I sent a message to the owner requesting more pics and to schedule a walk-through as soon as possible. So we shall see.

The place is only 11 -12 years old so the condition will be much better...the extra 5 acres, economy of gas cooking and etc make it worth the $5,000.00 above the price of this one.

Okay here ya go...

We did a 6 month lease with option to purchase. As we were moving to the house and area sight unseen. The 6 months is up, we want to buy and the negotiating is going down the tubes quickly. She wants too make a small fortune off the house because the market has tanked..she still thinks the house is worth 225K, so she is trying to make up the difference between the market price and what she wants, in interest. Initially she wanted 8% interest and other silliness now we are 7% and she wants a 2 year with a balloon. Not happening. Example of her mindset "I am paying 5.75% on my mortgage I cannot possible do a mortgage for you at less than 7%"

She has the price at 180K which is fine. I had an inspection and appraisal done.... appraisal came back at 169K the inspection laid out roughly 9K in necessary repairs plus carpet replacement in three bedrooms and one hall. She is screaming about the risk she is taking holding a mortgage and I have tried to explain to her that her risk is slight compared to ours...example

We walk out leave her holding the bag - she has a house to rent or resell and all the money we have paid, any improvements we have made

She fails to pay the first mortgage - we lose everything we have paid, any improvements and have 90 days to get out


So, negotiations continue but there are plenty of homes out there to choose from and I am rapidly considering another home. Especially one with double the acreage, newer and close enough to move in a weekend without a lot of hassle. Her attitude is making me second guess the option of getting a mortgage and paying her off to be done with it...so we shall see

'Your' current house has a lot of character, but if you can get more for your $ then you should definitely look around. I had forgotten about the 6-month lease deal. Your current neighbors are weird and it sounds like the actual homeowner isn't that much farther up the intellectual foodchain.

Shap around, LadyHawk. You know the area now and with the market in the shape it's in I am sure you can find a better deal.

Ladyhawk....stand your ground!!! She ain't gonna sell that house or rent it easily if you guys decide to move!!! Its a great place...but with so many other homes on the market I think she would be in trouble quickly!!

On a chicken note, I set 6 eggs from my Columbian Rocks in the 'bator yesterday. Fertility check to see if the boys are getting their job done....here's to hoping that 6 little chickies are developing

Still hot as blazes here with NO rain. Supposed to be 94 deg today, but they say 80s next week...I am sooooo ready for this heat to break. Sugar and the babies are doing great, I think I may let them out in the food plot later this evening under "close adult supervision" of course.

Body shop estimated Jenns van yesterday at $4400...thank goodness for insurance. It is gonna take a WEEK to fix it though....uuuggghhh, a week with one car??!!! Yikes

It sounds like the woman is trouble. If she is doing this now, she will most likely mess with you later too.
I second you looking around.
You are going to live in your home along time and good neighbors and peace of mind with the first mortgage are pretty important factors!

Scott good luck with the Rocks! I am hoping the same thing with my BC Marans. Those boys need to be getting the job done and I should know in a few days.

I am getting excited about our decision to focus on the Heritage breeds. I am in the process of selling off lots of birds now. What a pain that is. We have an auction here every Friday, and there is a swap here this Sunday, so I have a couple places to work with.

We are gonna keep Heritage Barred Rocks, for one. I found a source that has stock from a 1920's flock. I showed the pictures he sent me and was told (by the experts) that they were fabulous. I am excited!

Scott, I can hardly wait for your hatch .... this is exciting! Those Columbians are so few in numbers.

Still hot here, too. It has been 90s for the past week, and to continue near 90 this week with chances of "isolated thunderstorms." I still have puddles from rain from a week ago, but not in the runs, thankfully.
 
Oh for crying out loud! Will you people please send me up some of that heat?!?!? It has been windy, and cold, and just flat out nasty up here for over a week now. I think I can safely say that summer is completely done and over with for the year.

Makes sense I suppose, as the Autumnal Equinox is tomorrow night.

But does the nice weather have to leave so soon? And all at once? Can't we just slide slowly into winter? *sigh* Oh what I wouldn't give for just another two weeks of the kind of weather y'all keep complaining about! I could get everything done!
 
The other house would be easier to heat, IMO, Ladyhawk. That one has terrible electric bills! This part looks great to me-I love our soapstone stove!

First floor has an efficient Swedish wood stove that can supply most of the heating for the winter.

Do a Google Earth--you can see a lot on that property!

I'm working on a new project today. This is a 24" Carpenter's Wheel for a medallion-style quilt. What do you think? I may make it with less yellow, but I think this one just pops!
