But writing it out with caveats will convey the concern without making it sound like it's guaranteed to happen.

Instead of writing this:

your quail will die of diseases if housed with chickens..

Try something like this:
It's possible that quail and chickens can spread disease to one another.
Might want to research that.

How many lucky chickens do you have??!! And if misbehaving... you can always move your teenage children or in-laws out back. Awesome shack. I would love to see the inside
