5 acres with an Ag zoning in Nevada county still doesn't completely except you from noise complaints. We would have had to get rid of our roosters were it not for the fact that we use the land for "agricultural business." That is the main reason I applied for the CA Egg Handler permit for the state of California. Further proof that this is a working ranch and the animal noises are in support of Nevada county agriculture.

She made the appointment, we looked at it, and I REALLY liked the privacy and the zoning. Agricultural residential amongst several other ranch properties where all sorts of critters are raised:

The zoning rules for each county vary a bit, but there is a difference between Ag-1 zoning and Residential Ag zoning. Residential Ag zoning allows some animals, but often has some kinds of restrictions and rules. Make sure that you read all the details for residential Ag zoning in your county. Also look for any HOA rules. Most actual working farms have Ag-1 zoning. That's what we are zoned. No restrictions on animals, but getting a loan is more difficult because it is zoned as a farm, not a residence. And even with that zoning, this county has certain fees and permits you have to get for large numbers of roosters or pigs.

I am zoned RA-5. I am allowed to have 50 poultry per .5 acre. Without that I am sure the rooster complaint would have prevailed. I did my homework.

Poultry, except they require 1500 sq ft per bird in Nevada county.

I could have 19.2 of them in the pasture they occupy!
