Surviving Minnesota!

Thanks, Tfred. We knew there was a significant risk of this, especially since we weren't able to properly evaluate the barn prior to purchase. We figured the price we paid for the property didn't include any additional cost for the outbuildings, so we took the risk. Nonetheless we had high hopes of being able to save all the buildings.

Being in Anoka county can be it's own problem. It is a metro county that really does a disservice to it's farm people. Sherburne county is much the same. At least the Metro Council is not mandatory for us. YET.....

Who do you have for insurance? I have a farm insurance from a small mutual company based in western minnesota. You might want to try one ofd them instead of a regular (city person type) home owners insurance. They have a tendency to find problems that really are't to us farm types..

Good luck.

This is kind of what I was getting to. I'm with Farm Bureau Financial Services. We do farms. (Other stuff too, but really do farms well.)

Ralphie, I often find our coverage and pricing favorable compared to mutual.

That is the end of my pitch. Happy to help anyone out or get quotes. PM me.

I didn't mean to go down that road, sorry! I will now return to regularly scheduled shenanigans.

No pushing in my opinion....We are here to help each other!

Well, we have standard home insurance from AAA through my dad, so we aren't really looking elsewhere.... but, I guess I didn't realize farm insurance was a thing. If someone wants to PM me some info on the benefits of farm insurance, I'd look it over. Currently there is just a percentage coverage amount that applies to the outbuildings as a lot. If we get one fixed up enough that it warrants additional coverage, that can be added.

Farm insurance is just that, it covers things home insurance does not. If an animal gets onto the road and smucks a car, it is covered. Ours covers the sale of our products in case some one claims we poisoned them or some nonsense.

There are so many liabilities that can occur from farm animals, implements, old buildings and so forth that would make a homeowners underwriter have a coronary event of massive proportions.

I even have my boat, ATV on mine, in addition to an umbrella. The only requirement they have is I make some "income" from my farm. Which means if I sell a dozen eggs, I qualify.

They do have some funny rules though, an inspector came out and made me cut the trees that he thought were too close to the buildings. Which was no biggy as I would have gotten to it on my own someday.

I wonder if they cover the losses from predators and/or thieves???

I had a whole list of things the Farm Insurance covers that home doesn't and WHAM...the thoughts left my mind as soon as I started typing.... at this rate I will get as senile as that old guy in Hermantown...You know...Old what'shisname....

Morning, all. Well the irony after the insurance talk yesterday is that I got a call from my dad. Someone from the insurance company must have come by the property, and my dad got a letter yesterday that they don't want to insure the buildings that look like they could fall down. They recommend major rehab or taking them down. I guess I'm glad we were going down that road already before that letter came.

Well my family is leaving for A week in Duluth in a little bit. I have mandatory state meetings that I didn't want to miss so I am staying home...
