Hello everyone! We met with the agent on Friday just to discuss the whole process but we've still got little jobs to do before we are all ready to go. It's a new company that's been set up with much lower commission fees (a flat $5,000 success fee on top of the $2,500 for marketing as opposed to $27,000 - $38,000 other agencies here would charge us). That's because there is one agent looking after an area - he's not competing against anyone else within his company for listings (unlike all the rest). The people that set it up wanted a much fairer system for those selling their properties and they've invested a lot of research and money into setting it up. Hopefully they'll be successful and do well.

If you handled the babies daily they should trust you even if the parents don't. Wait until they are about 10 days old before starting this. Just a few minutes of handling should make them trusting, then as soon as they are weaned take them away from the parents, spend lots of time with them (but keep an eye on them that they are eating well for themselves - sometimes they can regress).

Some people find they end up with friendlier birds using the 'co-parenting' technique than hand rearing where you give the chicks a meal or two each day but leave them with their parents for the majority of the time.

Sounds like things are moving along Jae! Did the agent suggest a listing price near what you were expecting? How long do you think it will be for you to finish the little things? Here the ideal time to list a home is in the spring. That's only a couple of months away isn't it?

Yes, the price he gave was around what I'd been thinking. Hopefully it won't take long to sell because it's got character, lovely high ceilings in most of the house and it's at the point where someone can come in and put their stamp on it. All the walls and ceilings are undercoated (two coats so they look white). The only problem with waiting until spring is that there will be more competition around, and the prices in Auckland are plateauing whereas the regions are creeping up (probably because of all the Aucklanders getting out of Auckland). I just want to get out and get settled somewhere - we've been doing this for almost 6 years so I'm really wanting to put some roots down somewhere.

A lot of the stuff DH has to do, and unfortunately he doesn't have any more leave owed him, so he does what he can when he can. I don't have a car at the moment so I can't even go out and pick stuff up. Frustrating but we'll get there.

There are a couple of doors to paint, one to hang for the linen closet, we need to put in a front gate, I need to sell my aviary (it's just too big to transport), I need to integrate some bantam chickens with the others so we can get rid of the small coop, I have another upright cage to sell, I need to get rid of a few more birds, DH has almost finished putting wood around the base of the house (it makes such a difference), and we want to lay some bark in the backyard as it is so boggy at the moment that it needs something. We need to replace a few more curtains too, but I've found somewhere that's very reasonable. Thankfully the kids are so excited about moving to the country that they aren't being any trouble (and if they are they get threatened with apartment living)! :p

If it's not too much trouble, could you share that recipe DMC? Also, any tips on decorating (like what's the easiest icing tip to use, any special pointers, etc. would be helpful...maybe I'll give it a go).

Give them a Canadian treat. Make them butter tarts. Those are my fav!


Those remind me of the little tarts I made a long time ago. Kind of forgot about them, I think I got the little pan to make the shells and the recipe from some home baking party. I'll have to give those some thought, thanks!

That sounds like a good way to set up an agency. And the lower commission fee sounds way better!
