Unless you are actually going to live there, not sure why you would spend the money to replace the appliances.
There is a reason not to have gutters in snow/ice country. Got ice backing up in the gutters of the prior house. Mostly on the more flat porch roof, not so much on the 10/12 pitch house roof. Or if it did, it was likely on the south side, no visibility to that since they are about 15' up and the driveway is on the north side of the lot. No gutters at this house but since I put snow rails on the rebuilt half after the big ice slide of 2014 I could have some now. Without the rails they are at great risk of being taken out since the roof is metal.Forgot...prior to 2011, the house had a flat roof then a hip roof was put on it. The downspouts are all covered by the newer hip roof so we'll fix that when we put up guttering (no gutters now).
