Edited to add: Bruce is absolutely right about the plow banks. However, I got a metal roof last summer, and I had no idea the crap coming off the roof (and quickly) is just as snow-cement like as what comes off the plow. My front stoop and water spigot have to be chiseled out a couple times after each storm, when more crap comes off the roof.

Snow Rails SCG! Ask Felix about them, they are required in new construction where he lives. We had 8" of ice on the new standing seam roof 2 winters ago and when it came off in HUGE slabs in the spring it would have taken out the railing on the new deck if I actually had gotten around to decking it (has plywood) and put the rails on. It mangled the flange for the drain stack (the ONLY roof penetration) so badly I didn't even recognize it as a standard 'design'. It was vertical on the low side instead of domed.

Snow rails keep the ice from sliding so it has to melt or ablate slowly. I put some up on that side before last winter (thankfully no serious ice last year). I think I will put some on the other side as well. There is an enclosed porch on the front and all the snow/ice slides down from the house roof and sits on the porch roof.

You are spot on! Californians seemed to have flooded OR and CO. Taxes are awful on retirement income. Us idiots leave Ca to escape overtaxation, gangs and violence I think.I'm right behind you on the exact same plan. Get this place spruced up and get outta here! TX can be a bit strange on property taxes. Each county is different. Tn and Ky are beautiful and some parts of AK IMO.

But apparently estate taxes are not. My Dad just moved back to So. Cal. from Oregon. For 1 to be closer to my sisters and step sisters and for 2, because Oregon estate taxes are high. I don't know how high but I guess they use them to make up for the lack of sales tax.

LS is right, there are a TON of things to consider. States need to get money for the public services of all types and they do it differently. No sales tax in VT on clothes under $100, no tax on 'plain' food though they just added a regular sales tax (6%) to sweetened (real and artificial) beverages and there is a food tax on prepared food. So you can buy a box of HoHos without tax but you pay tax on a roasted chicken. Makes no sense to me.

Hah! Hence my insanity... I don't get spring up here in the frozen north until May at the absolute earliest, often spring does not arrive until June 1.

Not a lot different here. Trees start to bud the first week of May and pop the second week. Don't bother planting anything other than cold weather crops before Memorial Day

Baby bunnies, baby chicks, cute either way. Chicks might be cuter at a young age though being as how they have feathers and are active right off the bat.

So chicka and Felix BOTH have new bunnies!
 
@bruceha2000 the important thing to consider about those brackets on the roof..... If it holds the snow on the roof, how much weight that your roof has to carry increases by a CRAZY amount.

Not all roofs are strong enough for that.

:oops: making the roof collapse is bad.
