the Writers group just got more and more uncomfortable the longer I was there. No regulars only two familar faces each time.

The chicken meetups were fabulous.... I got to meet alot of locals and even one globe trotter... Oz. But the San Diego group stopped having get to gethers

BYC seems to be the most consistent place for me...

Sorry Deb, but glad you stood up for yourself! Nobody likes or should have to substitute being used for friendship. They are in no way the same.

I'm about to bust here and have to share. A friend went to a Chinese restaurant with me for dinner. My fortune was something along the lines that I was about to come into a windfall...

OK, so made it known to a very "social" neighbor that I was to be selling. She introd me to a woman that wants to buy the place for cash. She is living right now in another neighbor's garage... yeah... Anyway, she needs to get the $$ from her aunt and I haven't heard any more about it. But have heard from the social neighbor that she truly does want the place. nothing in writing, just talk. No big deal yet as I made it clear and we both understood that I don't want to close until May/June.

Just went across the street to offer help to a dump truck stuck in the driveway and the owner was there. He found out I'm selling and also offered to buy the place, cash, right now and wanted to go get the cash to show me he had it

I told him the price the other was going to pay for it, and told him I had already agreed to sell to her for that price, but since then values have increased, so if she didn't come through, I'd absolutely sell to him, but the price might have to be a bit higher (there's another place in here on the market right now for 45 thousand higher than what I'd agreed to sell for - similar but different - I couldn't get that much). He told me he just sold 2 properties and has ~ 1 million in cash right now waiting to be spent. I told him the price just went to 450K (then told him I was joking).

He just came back to drop off his contact info & told me he'd close next week if I wanted, he'd cover all closing costs including title, pay cash at my asking price to the other woman, and let me live here rent free for as long as I'd like...

I said It wouldn't be more than 6 months. He agreed to put that in writing - 6 months, free rent. I took him through the place and he said he'd probably like to move in and live here. He asked if I would leave the chickens and he'd pay me for those separately. Man, I know I told the woman she could have it first, but all real estate contracts must be in writing and she's done nothing yet, nothing's in writing, and she doesn't have the money... I don't know how I can pass this offer up... The rent savings alone over that 6 months is over 10K, the difference in price I would have made to sell to him.

Comments? ideas? suggestions? Anyone?

It say go for the guy.... Getting money from and aunt is a nebulous thing. Tell her you had another offer. Unforutnately this is your retirement and a business deal... hand shake doesnt hold up in court any more without a bit of paper with a signature....

It also tells me you need to do some more comps for the area... Just to be sure you arent undervaluing your property.

But then you were in the business so what do I know..... Ihave a good memory its just short.

Then, you sell to the person who has the ability to pay, the ability to put it in writing and the desire to do it. You don't wait for someone who is potentially flaky who has had the opportunity to make a move and hasn't.

Latestarter, IF it were me, I would ask "social neighbor" for her friend's contact info., or ask her if she would have her friend get in touch with me within the next 3 days, that it involved another offer on the property, and you would like to talk to her friend first. IF she calls within the 3 days, you can explain you got another offer, and they are ready to move forward with it. She can either buy your place, or you will have to accept the other offer. IF she doesn't call, then take the current, better offer. There is no binder, no contract, or anything else, so you will have met any limited moral obligation to her.

I have one set that is a week old... But my incubators are busting at the seams... I need to candle tonight, so that
I can toss clears etc. so I can hatch in a single layer.

I have eggs on the counter that I want to stuff in... They will go in the second that the ones in the incubator hatch...so
Saturday or Sunday.
 
I agree with all of the advice to @Latestarter, and really look at prices... For two people to jump that fast...makes me think your price is too low.



As to my goat with emotional problems...

The free goat just freaks easily, and is easily scared. She has been really good with my boys, they put her on a leash and got her into the back of the car. She did not freak out with them, and only pulled back on the leash once.

Because she has been so easily freaked, her feet need some work. I am hoping that her feet are hurting, and once we clean them up and they feel better, that that will also help. (Not that I want her in pain...but that maybe part of her "freak" is due to pain, so an easy fix)

She is right at a year...so she will eat for about a year before we get milk from her...however, her udder looks good, she looks good, and she is a Saanen (breed known for LOTS of milk).

I am thrilled.
